About The Position

We're seeking an experienced Operations Manager to oversee the financial and operational performance of a multi-site property portfolio. Reporting to the VP of Operations, this role is ideal for a strategic leader who can balance financial oversight with hands-on team development — someone who thrives on turning strong properties into exceptional ones. This is an opportunity to take ownership of a significant portfolio, shape operational strategy, and directly influence financial performance — all while developing and leading a team of property management professionals.

Requirements

• 5+ years of multi-site property management experience, with a proven track record managing portfolios of 1,000+ units or 5+ separate assets
• Strong financial acumen, including a deep understanding of ROI, NOI, cap rates, and general ledger accounting
• Proficiency in enterprise property management systems such as Entrata, Yardi, RealPage, or AppFolio, along with advanced Excel skills
• Ability to travel regularly (up to 50%) to visit regional property sites and conduct inspections

Nice To Haves

• Bachelor's degree in Business, Real Estate, Finance, or a related field strongly preferred
• Industry certifications such as CPM or CAPS are highly desirable

Responsibilities

• Direct daily operations across multiple properties, ensuring corporate standards, occupancy goals, and maintenance benchmarks are consistently met.
• Build, review, and manage annual property budgets. Analyze monthly financial variances and implement cost-control strategies that maximize portfolio NOI.
• Recruit, train, and mentor Property Managers. Conduct regular performance evaluations and foster a culture of accountability and high performance.
• Develop and enforce standardized operating procedures (SOPs) for leasing, maintenance, customer service, and vendor procurement across the portfolio.
• Ensure all properties strictly comply with California landlord-tenant laws, Fair Housing regulations, and OSHA safety standards.
