About The Position

The Parking Operations Manager will oversee operations at our primary commercial garage, acting as the main point of contact for the Property Manager and Tenants. This role involves attending location meetings, responding to requests, and developing strong working relationships. The manager will be responsible for repairing parking equipment, preparing revenue reports, adjusting parking rates based on industry knowledge, and maintaining optimal levels of transient, monthly, and event parking. A key aspect of this role is to pursue new business opportunities in the area and expand the company's market presence. The manager must ensure all locations operate during their scheduled times, conducting regular facility inspections to uphold operating procedures, corporate policies, and rules. These inspections will focus on customer service, cleanliness, attendant appearance, revenue control, and safety, with any safety hazards reported directly to the Area Manager and client. The role also involves enforcing revenue control procedures, including ticket control, equipment reports, validation stamps, and accurate cash deposit maintenance. The Operations Manager will be involved in interviewing and screening candidates, supervising daily activities of onsite employees, and overseeing their training, including developing initial and remedial training programs. They will also review and distribute disciplinary actions, foster professional relationships with employees, customers, and clients, and resolve operational issues and complaints. Reconciling parking tickets and cashier reports, acting as a liaison between management, clients, and executive staff, and ensuring the safe handling and timely deposit of cash are also critical duties. The manager will delegate priorities for non-routine assignments, perform necessary minor repairs to parking equipment, develop plans to enhance customer service, update operating manuals, and identify/recommend solutions for operational problems. Recommendations for upgrading facility appearance and cleanliness will be made, and the manager must be available to respond to emergencies outside of normal working hours. Implementing Quality Control Measures to ensure contract compliance is also a responsibility.

Requirements

  • 5-10 years of parking experience required
  • Self-starter eager to chase new business
  • Great communication skills
  • Ability to work nights and weekends when necessary
  • Self-disciplined
  • Reliable transportation to and from work
  • Able to pass drug and background test
  • Must be able to work outdoors for long periods of time
  • Strong analytical and interpersonal communication skills are a must
  • Knowledge of Microsoft Office
  • Must be detail-oriented and extremely well organized
  • Understand and able to use the current and proposed equipment and any other equipment used in the parking operation
  • Must have strong working knowledge of the use, repair, programming, limitations and capabilities of the parking equipment
  • Ability to communicate effectively in English

Responsibilities

  • Oversee operations at our primary commercial garage

  • Prepare revenue reporting on a daily, monthly and yearly basis
  • Use knowledge of parking industry to change parking rates as necessary
  • Maintain proper levels of transient, monthly and event parking
  • Work towards obtaining new business in the area and growing our footprint in the market
  • Ensure that all locations open and close at their proper times
  • Personally walk through the location on a regular basis to review and ensure proper operating procedures, corporate policies, and rules and regulations are being followed
  • Inspect facilities at least once a day with emphasis on customer service, cleanliness, appearance of attendants, revenue control and safety
  • Report any safety hazard directly to the Area Manager and the client
  • Enforce and implement proper revenue trails for all transactions including proper ticket control, equipment reports, validations stamps, and the accurate maintenance of deposits in accordance to the facility policy
  • Interview and screen all positions being filled
  • Supervise the day-to-day activities of all onsite employees (Cashiers, Maintenance, Floaters, Special Event, etc.)
  • Oversee the training of all employees within and develop initial/remedial training where necessary
  • Review and distribute disciplinary actions taken for any procedural violation or possible theft uncovered as a result of a field audit
  • Develop and maintain professional relationships with all field employees, customers and clients
  • Work with Cashiers/CSR/Attendants to resolve complaints and other issues that are operational in nature and provide Client and Parker relations
  • Receive and respond to problems, compliments and complaints that cannot be immediately resolved to the onsite employees
  • Reconcile parking tickets and required cashiers reports according to generally accepted parking operation auditing principles and in accordance with the policies set forth
  • Act as a liaison between the management, client and executive staff
  • Ensure the safe handling of cash and the timely deposit of cash
  • Evaluate and delegate priorities for all non-routine assignments and perform other functions and duties as required for the safe and efficient operation
  • Perform minor repairs as necessary to the parking equipment
  • Develop plans to increase customer services
  • Update operating manuals
  • Identify any existing and potential operational problems and make appropriate recommendations to the client
  • Inspect and recommend improvements to upgrade the appearance and cleanliness of all garages and facilities
  • Be available and able to respond to emergency situations during normally scheduled "off duty hours"
  • Implement Quality Control Measures to ensure contract compliance
