About The Position

Supports and manages property operations and projects for a portfolio of neighborhood and community shopping centers, including janitorial services, landscaping, HVAC maintenance, lighting and electrical systems, roof and parking lot maintenance, general building repairs, and other directed projects.

Requirements

  • Valid California driver’s license
  • Maintain continuous vehicle liability insurance as required by state law.
  • Regular and frequent operation of a vehicle as defined in the Company’s MVR policy.

Responsibilities

  • Conduct rigorous, daily on-site walkthroughs to ensure an elite level of cleanliness, safety, and aesthetic perfection.
  • Guarantee the peak performance of all fire/life safety and vertical transportation systems. Proactively identify and remediate deficiencies in pavers, concrete, and stucco.
  • Own the Water Quality Management Plan (WQMP) and environmental compliance, ensuring all drainage, runoff, and hazardous materials protocols exceed regulatory and company standards.
  • Exercise oversight over Common Area Maintenance (CAM) and Capital Expenditures, leading the RFP/SOW process for vendors, providing input for annual budgets, and managing monthly forecasts.
  • Direct all third-party service providers and technicians, holding them accountable to high-performance standards.
  • Serve as a subject-matter expert for the Salesforce Lightning work order system, overseeing the full lifecycle of work orders and ensuring preventative maintenance schedules are executed.
  • Partner with the Operations Coordinator to ensure 100% compliance in vendor files, contract renewals, and insurance COIs.
  • Serve as the primary point of contact for 24/7 emergency operational needs.
