About The Position

As an Operating Engineer at JLL, you'll play a vital role in maintaining a 237,000 square foot Class A office building in Baltimore, ensuring building systems operate at peak performance every day. This hands-on position involves operating, inspecting, and maintaining mechanical, HVAC, electrical, and plumbing equipment and systems as part of a dedicated two-person engineering team. Requirements

  • HS diploma or GED
  • 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry
  • Experience using Microsoft Office applications including Word, Outlook, Excel, and Teams
  • Strong customer service skills with the ability to interact professionally with building occupants and team members
  • Physical ability to lift up to 50 lbs and comfort using ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneel, lift, and/or drive as required by daily maintenance tasks

Nice To Haves

  • Universal CFC EPA certification or commitment to achieving certification within first year with JLL's support
  • Trade school education, union training, military service, or college coursework in a related technical field
  • Experience working in Class A commercial office buildings or similar high-quality facilities
  • Familiarity with computerized maintenance management systems (CMMS) for work order tracking and documentation
  • Additional technical certifications in specialized areas such as electrical systems, HVAC, or building automation controls

Responsibilities

  • Complete assigned tasks including painting, pressure washing, maintaining lighting systems (bulbs/ballasts), plumbing repairs, HVAC system maintenance, water treatment, locksmith work, and general maintenance as allowed by licensing requirements
  • Maintain the computerized maintenance management system (CMMS) daily and respond promptly to tenant service requests to ensure occupant satisfaction
  • Perform assigned preventive maintenance and inspection tasks to keep all building systems operating reliably and efficiently
  • Troubleshoot all building systems including electrical, DDC and pneumatic controls to diagnose and resolve issues quickly
  • Support on-call or emergency response situations to address urgent building needs outside regular business hours
  • Comply with all safety procedures and participate in ongoing technical, safety, and operational process training programs
  • Complete other projects and tasks as assigned to support overall facility operations and client objectives
