About The Position

Fairgrove Property Management provides residential property management services to real estate investors and residents throughout Southern California. The company is based in Irvine, California, was founded in 1976, operates in four major Southern California markets, and is expanding across the West. The Onsite Manager oversees the day-to-day operations of an apartment community, including leasing, marketing, resident services, and unit turnovers. The role covers one building with 16 units and requires living onsite. It is a part-time position of 10–15 hours per week. Compensation is $19 per hour, and a discounted studio unit is available.

Requirements

1–2 years of property management experience.
Willingness to live onsite.
Proficiency in Microsoft Office.
Availability to work weekends as needed.
Valid driver’s license and clean driving record.

Responsibilities

Oversee one building with a total of 16 units.
Serve as the primary point of contact for residents and vendors.
Respond to emergencies and urgent after-hours issues.
Market vacancies and show available units to prospective residents.
Keep accurate resident and property records in AppFolio.
Perform unit inspections and coordinate turnovers.
Maintain a clean, well-kept community, including light porter duties such as sweeping and general cleanup.
Schedule and oversee vendors, and verify completed work.
Monitor vacancies, work orders, and other key property metrics.
Review and approve vendor invoices.
Order supplies and manage inventory.
Stay current on landlord-tenant and fair housing laws.
Attend company meetings and trainings.
Maintain a professional and courteous demeanor with prospects, residents, vendors, and fellow employees.
