About The Position

The On-site Manager is responsible for the day-to-day operations of the assigned property, including managing residents, daily activities, and property resources to achieve established budgeted financial and operational goals. This role ensures compliance with Company policies, Fair Housing, ADA, FCRA, and other relevant housing regulations. The On-site Manager supports residents by handling leasing, new resident assistance, maintenance requests, accounting and rental issues, move-in/move-out duties, and other resident-related functions. This is a part-time, on-site position requiring the manager to live at the community. The available apartment is a one-bedroom with a monthly rental amount of $1,700 plus utilities after an employee discount.

Requirements

  • Strong interpersonal skills and ability to work under time constraints.
  • Strong project management, analytical, and research skills with a demonstrated ability to manage projects from inception through completion.
  • 2+ years of property management experience; multi-unit experience a plus.
  • Excellent oral and written communication skills.
  • Experience in a supervisory role and managing staff.
  • Proficient in Appfolio property management software or other similar property management software.
  • General office, bookkeeping, and sales skills.
  • Computer literate, including Microsoft Office Suite.
  • Must be detail-oriented and able to focus with frequent interruptions.
  • Maintains confidence and protects operations of business by keeping information confidential.
  • Ability to operate in an open work area with moderate everyday noise.
  • Ability to work from multiple locations.
  • Ability to perform other duties as required.
  • Must be available to work extended/flexible hours and weekends, as needed.
  • Must possess the ability to detect auditory and/or visual alarms.
  • Regular attendance and active participation/planning at company functions and events is required.
  • Living at the community is a job requirement.

Responsibilities

  • Serve as the primary point-of-contact for potential, new, and current residents regarding site visits, leasing, rental inquiries, property tours, rent collection, reporting, and maintenance issues.
  • Maintain high occupancy and rent levels in accordance with the property-specific plan.
  • Achieve resident satisfaction and retention goals by resolving complaints and concerns promptly and answering questions about rent and fees.
  • Complete call-backs on all service requests within 24 hours to ensure customer satisfaction.
  • Develop, produce, and coordinate resident communications, including newsletters, surveys, and lease violation letters.
  • Organize and coordinate resident functions, such as parties, welcome events, and unit visits.
  • Evaluate daily the appearance of the property, including curb appeal, landscape, office environment, and vacancies, ensuring the leasing office, tour path, and model(s) are show-ready.
  • Check the answering service throughout the day for messages and return calls as necessary.
  • Provide input into budget development for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection and posting, making bank deposits, and reviewing financial status reports.
  • Oversee lease enforcement, including approving applications, discounts, and renewal leases; conducting apartment inspections; following notice requirements; evicting residents; and imposing/collecting late fees.
  • Gather, analyze, and interpret market and economic trends impacting the property and implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests promptly and ensuring maintenance team members adhere to company standards for service requests.
  • Conduct regular property inspections to ensure the physical aspects of the property, grounds, buildings, models, and amenities meet established standards for safety, cleanliness, and appearance.
  • Assist in managing client/owner relationships by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests.
  • Develop new ideas and programs to enhance events, amenities, and the overall resident experience.
  • Act as the primary resident contact, proactively communicating and understanding resident lifestyles, preferences, and needs to ensure personalized and high-quality services.
