The Maintenance Person is required to perform his or her assigned duties for the development during a forty (40) hour workweek. Work hours are from 8:00 am to 5:00 pm, Monday through Friday. You are entitled to two 15-minute breaks, one in the morning and one in the afternoon. Due to the nature of property management, there will be an occasional emergency.

Requirements

  • Familiar with basic maintenance repairs including proper preparation and painting of units; electrical, plumbing, carpentry, etc.
  • Coordinate maintenance work schedules.
  • Perform assigned duties for the development during a forty (40) hour workweek.
  • Take two 15-minute breaks, one in the morning and one in the afternoon.
  • Be prepared for occasional emergencies.
  • Have knowledge regarding how to shut-off water & gas meters in all apartments and clean out sewers.
  • Assist with move-in and move-out inspections.
  • Maintain a written inventory of all supplies and maintenance equipment.
  • Keep a list of reserves for replacement items.
  • Submit daily maintenance logs to the manager every Friday.
  • Replace glass.
  • Replace lights.
  • Replace screens.
  • Perform stucco repairs.
  • Prepare vacated units for re-rental.
  • Perform monthly unit inspections.
  • Ensure laundry room is cleaned daily.
  • Understand Barker Management's manual in regard to the maintenance procedures and policies.

Nice To Haves

  • Prior experience working at a residential property with 20+ units is preferred.

Responsibilities

  • Walk the grounds twice a day to note the condition of the development.
  • Completion of service requests within a 24-hour period unless extenuating circumstances exist.
  • Perform interior painting.
  • Perform maintenance repair to building.
  • Perform exterior cleaning of trash bin areas, stairwell areas, grounds, and parking lot.
  • Have knowledge of how to shut off water & gas meters in all apartments and clean out sewers.
  • Assist with move-in and move-out inspections.
  • Maintain a written inventory of all supplies and maintenance equipment, updated weekly, and keep a list of reserves for replacement items.
  • Submit daily maintenance logs to the manager every Friday.
  • Perform upkeep of exterior, including replacing glass, lights, screens, and stucco repairs.
  • Prepare vacated units for re-rental, including painting, cleaning (appliances, carpet, floors, bathroom), and maintenance repair.
  • Perform monthly unit inspections.
  • Ensure laundry rooms are cleaned daily, including trash removal, washing machines, sweeping floors, and washing windows.
  • Other duties as assigned.
  • Read and understand Barker Management's manual regarding maintenance procedures and policies.
