About The Position

CAPREIT is seeking an organized, detail-oriented, and customer-oriented Occupancy Specialist to join our family. This role will be responsible for the Main Street and Crossings at Olde Towne apartment communities. Requirements

3 to 5 years of experience in apartment leasing
Affordable Housing Requirements
BOND/LIHTC is required
A valid driver’s license to operate company vehicle/golf cart
Experience with specialized property management software (RealPage, OneSite, and/or Yardi), or the ability to learn such software
Excellent communication and customer service skills
Strong organizational abilities and attention to detail
Ability to travel between locations and work a flexible floater schedule, including some Saturdays (Must have reliable transportation)

Nice To Haves

Previous experience in property management, customer service, or administrative roles

Responsibilities

Ensure regulatory compliance with all necessary governing agencies by screening all potential residents for eligibility
Performing income certifications and re-certifications
Completing all move-in, move-out, interim, and annual re-certifications with a high degree of accuracy and in a timely manner
Maintaining waitlist records, resident files, and all monthly, quarterly, and annual reports according to government regulations
Conducting regular, independent file audits in accuracy and track and make any necessary corrections
Assist with the recertification process and resident relations
Instrumental in collection efforts
