About The Position

This role is responsible for determining applicant and resident eligibility for affordable housing programs and assisting with the completion of all income certifications. This includes conducting family briefings, performing income calculations, verifying documentation, and ensuring compliance with program requirements. Additional responsibilities include maintaining waiting lists, ensuring resident files are complete and audit-ready, and supporting occupancy goals through effective leasing and resident engagement. The ideal candidate demonstrates a high degree of professionalism, attention to detail, and a strong commitment to delivering a positive experience for residents, applicants, and team members. Requirements

  • 1–3 years of affordable housing, leasing, or property management experience
  • Knowledge of LIHTC, HUD, Section 8, or similar programs
  • Experience with income and asset verification
  • Strong attention to detail and organization

Responsibilities

  • Maintain occupancy aligned with property and ownership goals.
  • Manage waitlists in compliance with program guidelines and Fair Housing regulations.
  • Partner with onsite teams to ensure unit readiness and timely turnovers.
  • Track and report leasing activity and occupancy trends.
  • Process all initial, annual, and interim certifications in accordance with LIHTC, HUD, and program requirements.
  • Verify income, assets, and eligibility using third-party documentation.
  • Maintain complete, accurate, and audit-ready resident files.
  • Track recertification deadlines and ensure timely completion.
  • Support audits and resolve compliance findings.
  • Serve as the primary point of contact for applicants and residents regarding eligibility and program requirements.
  • Communicate regulatory information in a clear and professional manner.
  • Support renewals and ongoing resident needs.
  • Deliver strong customer service and build positive relationships.
  • Maintain organized resident files (electronic and/or physical).
  • Ensure proper documentation of all certifications and verifications.
  • Utilize systems such as Yardi, OneSite, or RealPage.
  • Provide administrative support as needed.
  • Ensure adherence to Fair Housing and affordable housing regulations.
  • Stay current on LIHTC, HUD, and compliance updates.
  • Participate in training, audits, and reviews.
