Requirements

  • DOB Registration: Must hold a valid, active NYC DOB Filing Representative Registration ID (Class 2 Code Consultant status preferred for complex violation hearings).
  • Violation Research: Mastery of the classic Buildings Information System (BIS) and DOB NOW to perform deep property title history searches for historical and active violations.
  • Code Expertise: Deep familiarity with the NYC Building Code, NYC Zoning Resolution, and OATH/ECB administrative rules.
  • Platform Proficiency: Advanced, hands-on experience navigating the NYC DOB NOW portal and eFiling.
  • Communication: Assertive communication skills to interface effectively with city judges, examiners, and project managers.
  • Problem Solving: Ability to read blueprints and analyze complex regulatory objections or safety violations under tight project deadlines.
  • Experience: Minimum of 2–5 years of direct experience filing architectural/engineering projects and successfully clearing violations within the five boroughs of New York City.
  • High School Diploma required

  • Associate's or Bachelor's degree in Architecture, Engineering, Construction Management, or Urban Planning is highly preferred.

Responsibilities

  • Application Filing: Prepare, review, and submit Alteration (ALT), New Building (NB), and specialized applications using DOB NOW: Build and eFiling.
  • Violation Resolution: Research, track, and resolve outstanding NYC DOB violations, OATH/ECB summonses, Department of Transportation (DOT) citations, and Fire Department (FDNY) orders.
  • Cure & Hearing Management: Prepare and submit Certificates of Correction, attend OATH/ECB hearings when necessary, request mitigation of penalties, and coordinate the payment of civil penalties.
  • Objection Resolution: Review DOB examiner objections with the project's Registered Architect (RA) or Professional Engineer (PE) and coordinate the swift submission of corrected plans.
  • Municipal Liaison: Attend appointments with DOB plan examiners, borough commissioners, and other city agencies to advocate for project approvals and violation dismissals.
  • Permit Management: Secure initial work permits, track expiration dates, and process timely permit renewals for contractors.
  • Project Closeout: Coordinate sign-offs, resolve Stop Work Orders (SWO), schedule required DOB inspections, and secure Letters of Completion or Certificates of Occupancy.
