About The Position

The National Sales Specialist will be responsible for creating and implementing comprehensive sales strategies that align with organizational targets and conversion expectations. This role involves collaborating with the VP of Sales and Marketing to oversee the marketing budget for optimal exposure and efficiencies, and coordinating planning to create shared efficiencies in media. The specialist will assist community and regional leadership teams with performance diagnosis and the creation of field performance plans. A key aspect of this role is actively partnering with various departments, including Sales, Marketing, Training and Development, People Services, and Operations, to support the recruitment, hiring, training, coaching, evaluation, and disciplining of all sales positions within the area. The specialist will also oversee the marketing plan and budgetary process, partnering with the marketing team on short and long-range community marketing plans and budgets by providing competitor information and feedback. They will develop sales plans to support the budget and achieve desired objectives, conduct competitive analysis, and stay current on market trends. Monitoring marketing and sales performance, assessing sales staff skills, and providing coaching and motivation are crucial. The role includes conducting quality assurance calls, visiting communities to partner with on-site teams in executing sales and marketing programs, and participating in sales training activities. The specialist will promote the company positively, set an example for company standards, and serve as a consensus builder. Encouraging teamwork and educating Operations partners on sales and marketing programs are also important. Maintaining comprehensive knowledge of the lead tracking/management system, troubleshooting, and training are required. The role involves developing a culture that supports intra-company transfer policy to enhance resident retention and overseeing business development coordination between communities. Other duties as needed or assigned will also be performed.

Requirements

  • Comprehensive knowledge of the lead tracking/management system, trouble shooting and training.
  • Ability to monitor community lead and business tracking systems, sales tools and resources to ensure compliance with system usage and follow up statistics.
  • Experience in developing a culture that supports intra-company transfer policy to enhance resident retention within the managing company system.
  • Experience overseeing business development coordination between communities to provide optimum results without duplication of resources.
  • Ability to promote the company in a positive manner and set an example for company standards for excellence.

  • Understanding of local markets within assigned area and ability to make pricing and toolbox recommendations as needed.

  • Ability to assess the skills and abilities of sales staff and coach, train and motivate as appropriate to achieve success.
  • Ability to review and analyze weekly and monthly sales and marketing reports to ensure accuracy of information and to make recommendations for necessary changes.

  • Ability to visit each community within area on a scheduled basis, approved by VP, Sales and Marketing, and partner with on-site marketing teams and Executive Directors in the execution of the sales and marketing programs and strategies to achieve and maintain full occupancy as defined by the community’s business plan.
