About The Position

Megatel Homes is seeking an experienced Multifamily Construction Hospitality Purchasing Manager to lead procurement for large-scale, high-end resort-style amenity centers within our master-planned Multifamily and mixed-use developments. These facilities include clubhouses, pools, spas, fitness centers, restaurants, bowling alleys, arcades, children’s play areas, outdoor recreation zones, and other commercial-grade amenities. This leader will oversee all purchasing activities. They will be ensuring materials, equipment, and subcontracted services are sourced strategically, competitively bid, thoroughly scoped, and delivered on time and within budget. The ideal candidate brings deep experience in commercial amenity type construction, understands the complexity of large amenity buildings, and can build processes that eliminate change orders, reduce risk, and support long-term scalability and goals. This role manages a small but growing team (Estimator + Purchasing Agent) and will be responsible for developing processes, training staff, and expanding the department as the pipeline grows.

Requirements

  • 3+ years of purchasing experience in commercial or Multifamily construction, ideally with amenity, hospitality, or mixed-use projects.
  • Strong understanding of building materials, FF&E, MEP systems, and commercial construction trades.
  • Ability to read and interpret complex commercial plans and specifications.
  • Knowledge of civil engineering, structural design, and construction means/methods.
  • Proven experience managing budgets, vendor relationships, and contract negotiations.
  • Experience leading or training team members in procurement processes.
  • Familiarity with construction management software (Procore, Buildertrend, Sage,

  • Ability to work independently and collaboratively in a fast-paced environment.

Nice To Haves

  • Experience with large-scale master-planned Multifamily or resort developments.
  • Background in mixed-use construction is strongly preferred.
  • Working knowledge of ADA, IBC, and commercial building codes.
  • Existing relationships with amenity/hospitality-focused vendors and contractors.

Responsibilities

  • Leadership & Team Management Lead, mentor, and develop a purchasing team consisting of an Estimator and Purchasing Agent.
  • Establish scalable procurement systems, processes, and standards to support a growing pipeline.
  • Ensure team accuracy, thoroughness, and consistency in all bid, scope, and purchasing activities.
  • Procurement & Bid Management Manage the full purchasing lifecycle for all amenity center construction, including interior and exterior scopes.
  • Create comprehensive bid packages and select the appropriate comparable bids for each trade.
  • Identify, prequalify, and maintain relationships with subcontractors and vendors experienced in hospitality-grade and commercial-level finishes.
  • Write detailed scopes of work—critical in commercial projects where industry standards vary widely.
  • Negotiate pricing, terms, and contracts to ensure competitive value and quality.
  • Issue and manage Purchase Orders (POs), change orders, and procurement schedules aligned with project timelines.
  • Minimize change orders through thorough upfront planning, scope clarity, and proactive coordination.
  • Project & Material Responsibilities This role will procure both materials and installation for a wide range of commercial-grade items, including but not limited to: Hospitality and amenity equipment Plumbing and lighting fixtures Flooring, ceilings, paint, tile, trim, cabinets Windows, doors, hardware Gym equipment FF&E packages Exterior amenities including pool equipment and bar components Specialty items for large amenity buildings (bowling alley equipment, arcade components, restaurant equipment, etc.)
  • Cross-Functional Collaboration Work closely with construction, architecture, design, and development teams to align purchasing with design intent, quality standards, and budget goals.
  • Coordinate with site superintendents and construction managers to ensure timely delivery of materials and services.
  • Participate in value engineering efforts without compromising design intent.
  • Collaborate with third-party architects and interior designers; adapt to evolving design selections and product availability.
  • Technical & Analytical Responsibilities Read and interpret complex commercial plan sets—often hundreds of pages across civil, architectural, structural, and landscape disciplines.
  • Understand construction means and methods to accurately scope trades and anticipate project needs.
  • Monitor market trends, lead times, and material availability to proactively manage procurement risk.
  • Maintain cost tracking, forecasting, and reporting tools for leadership.
