About The Position

We are seeking a Construction Manager / Owner’s Representative to support EYA’s growing Multifamily business. This role represents the Owner/Developer throughout all phases of Multifamily construction projects, with responsibilities spanning preconstruction, contract administration, project oversight, cost control, schedule management, quality assurance, and stakeholder coordination. We are looking for an energetic and driven self-starter with strong experience specific to commercial Multifamily construction who can operate at both a strategic and hands-on level. This position is ideal for someone seeking to transition into an Owner/Developer role while leveraging strong technical Multifamily construction knowledge, sound judgment, and the ability to manage complex projects in collaboration with internal teams, Consultants, and third-party General Contractors. This is an opportunity to work directly for the Owner/Developer and engage in all phases of exciting urban-infill developments, from project inception through close-out.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred
  • Minimum of 5 years of progressively responsible experience in commercial Multifamily construction with at least 3 years supervisory experience (staff and subcontractor)
  • Prior experience working for a general contractor strongly preferred
  • Experience with Multifamily residential construction projects, particularly large-scale podium or mixed-use Multifamily developments, highly preferred
  • Knowledge of construction procedures, trade practices, building codes, project scheduling, project cost control, safety procedures, and coordination of multi-family projects 200 units and larger
  • Computer proficiency with Microsoft Office Suite and construction management platforms, including knowledge of scheduling software such as Primavera P6
  • Excellent communication and interpersonal skills with the ability to build relationships across teams, stakeholders and contractors
  • Exceptional oral and written communication skills with proven ability to negotiate
  • Strong analytical, organizational, and problem-solving skills
  • Self-starter with the ability to manage multiple priorities in a fast-paced environment
  • Ability to work both independently and collaboratively

Responsibilities

  • Manage and oversee day-to-day on-site operations of third-party General Contractor to enforce project quality, cost, schedule and successful delivery
  • Daily management and administration of General Contractor and project Consultants
  • Track subcontractor buyout, submittals, RFIs, procurement activities, material fabrication, and critical path schedules for multifamily projects
  • Continually analyze General Contractor’s schedule as well as Subcontractor micro-schedules to ensure quality completion on time and on budget
  • Ensure cost control by overseeing buyout, billing, contingency usage, negotiating change orders, budget establishment and tracking, and risk management
  • Review and approval of General Contractor and Consultant pay applications
  • Work with design consultants to ensure projects are built to requirements and specifications established by construction drawings, building codes, and Owner requirements and manage the punchlist and acceptance process.
  • Ensure project quality by enforcing EYA’s Quality Assurance Program including conducting work inspections to ensure quality standards are met by the General Contractor and Subcontractors
  • Develop and maintain strong, productive supplier and subcontractor relationships within the marketplace and communicate EYA’s quality and performance standards to each sub-contractor and supplier
  • Coordinate with other departments such as Development, Accounting and Engineering to resolve issues
  • Manage Pre-Construction General Contractor and engage in constructability and cost reviews throughout the design process and provide feedback on construction drawings
  • Provide construction and cost consultation and guidance for predevelopment activities on other projects as required
  • Develop a collaborative work environment within the Multifamily and overall EYA teams
  • Attend/conduct weekly/monthly project staff meetings as required
  • Generate weekly/monthly internal Project stakeholder reports as required
  • Maintain Project Exposure Logs tracking actual and anticipated project cost risks
  • Continuously work to develop and improve oneself via education, industry organizations and/or construction/management related training
