About The Position

Van Metre is hiring a Multi-Site Service Manager to oversee service and maintenance operations at Hunter's Ridge Apartments and The Villagio Apartments in Fayetteville, North Carolina. Under the direction of the Property Manager and Director of Facilities, this role manages the apartment communities’ day-to-day maintenance operations, maintenance team, facility budget, service requests, vendors, contractors, and preventative maintenance. The manager also handles and coordinates repairs, make-ready work, required jurisdictional programs, reporting, special projects, and a 24-hour emergency maintenance schedule. Weekend work is required. The position requires at least three years of maintenance supervisor experience and three years of prior supervisory experience, along with EPA Universal/HVAC certification and CPO certification. The manager must provide basic tools and have a valid driver’s license. Compensation is $27–$30 per hour, commensurate with experience, education, training, and skills, with potential for an annual bonus of $5,000 paid quarterly and renewal commissions.

Requirements

At least 3 years of maintenance supervisor experience.
At least 3 years of prior supervisory experience.
EPA Universal/HVAC certification required.
CPO certification required.
Strong understanding of appliance, electrical, and plumbing repair.
Basic knowledge of HVAC and electrical circuitry.
Current knowledge of OSHA, building, and safety standards.
Provide own basic tools and be knowledgeable and skilled in their safe use and maintenance.
Valid driver's license.
Ability to effectively complete the listed tasks, follow oral and written instructions, and maintain cooperative working relationships.
Professional and courteous manner with residents, visitors, contractors, and fellow employees.
Weekend work is required.

Responsibilities

Manage maintenance team members.
Oversee electrical, plumbing, carpentry, appliance repair, and painting work.
Organize and manage programs required by state and federal jurisdictions.
Meet with and direct contractors as needed.
Work with the Property Manager to ensure the properties are maintained to Van Metre standards.
Manage the facility side of the budget.
Repair and treat structures and components, including showers, sinks, appliances, doors, cabinets, walls, and building exteriors.
Monitor pending vacant units and schedule vendors for the make-ready process.
Manage the daily flow of service requests.
Submit required weekly reports to the corporate office.
Maintain, repair, and replace HVAC systems as needed.
Manage and carry out the 24-hour emergency maintenance schedule.
Schedule and complete the preventative maintenance program.
Coordinate special projects as directed.
Maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
Follow oral and written instructions and maintain effective, cooperative working relationships.
