About The Position

RAM Partners, LLC is a full-service real estate management company that manages over 80,000 apartments across the United States, specializing in multi-family community management for various third-party owners. They are a service-oriented, hands-on company where people are their foundation. RAM Partners LLC is seeking an experienced Multi-Family Area Vice President (AVP) to oversee the efficient and profitable performance of personnel and properties within a designated area. The AVP will be the leader of their region and is fully accountable for its performance, considering current marketing conditions. The candidate must be based in Grand Rapids, MI.

Requirements

  • Third-Party Property Management Experience with Client Relations and Development
  • Prefer four (4) year degree in business, hospitality, or property management.
  • Computer software experience to include MS Word, MS Excel, MS Outlook, and YARDI®
  • Advanced understanding of Landlord/Tenant laws and applications.
  • Familiarity with Michigan Lease and Addendums, Fair Housing/ADA regulations and applications, and OSHA & EPA requirements for the property management industry.
  • Previous supervisory experience in property management or related field, generally 3-5 years.
  • Understanding of sales and marketing concepts and ability to develop, implement, and evaluate marketing plans.
  • Excellent written and verbal communication skills.
  • Ability to provide effective communication with residents, employees, peers, vendors, owners, etc.
  • Advanced leadership skills.
  • Professional image.
  • Good organizational skills.
  • Strong customer service orientation.
  • Financial acumen to analyze and interpret financial and business reports.
  • Revenue Management experience.

Responsibilities

  • Analyze and interpret financial statements and budget variances for each property.
  • Develop strategies to maximize budgeted income, occupancy, and control expenditures.
  • Review and approve expenditures between $500 and $3000.
  • Interpret, analyze, and submit property budgets for approval.
  • Communicate and monitor progress towards achieving the owner’s financial objectives.
  • Review and assist managers in evaluating marketing plans.
  • Collect and review monthly marketing surveys from managers.
  • Develop and implement short and long-term rent programs and adjustments.
  • Review and approve rental rate adjustments that conflict with budgeting objectives.
  • Recommend property image improvements that align with RAM's mission, vision, and values.
  • Review marketing strategies to ensure maximum return on investment.
  • Support ongoing training and provide consistent feedback to staff.
  • Initiate corrective action, including termination, in compliance with RAM policy.
  • Recruit, hire, and develop associates who support the RAM mission and provide high customer service.
  • Hold periodic group meetings with teams.
  • Review and adjust compensation according to company guidelines.
  • Conduct timely salary and performance reviews.
  • Act as a communication liaison between upper management and on-site personnel.
  • Maintain communication between properties and legal counsel.
  • Provide support to managers in vendor negotiations.
  • Communicate and generate action based on owner’s objectives.
  • Conduct monthly visits and inspections to properties to ensure compliance with company standards.
  • Review and recommend needed maintenance and capital improvements to the owner.
  • Perform physical inspections for loan purposes.
  • Participate in pre-acquisition duties, including developing marketing proposals for potential new business.
  • Comply with and enforce RAM Partners LLC. policies.
  • Embrace and execute the company’s vision, mission, and beliefs.
  • Entertain and tour with outside investors and brokers/dealers.
  • Be flexible with the work schedule, including availability to work weekends, evenings, and/or holidays.
  • Perform occasional duties as assigned by the Vice President and/or President.
