About The Position

The Loan Officer – Construction & Residential Mortgage Specialist is responsible for originating, structuring, underwriting, and closing residential mortgage loans held within FNB Bank’s portfolio. This role focuses on relationship-based lending, complex credit analysis, and construction lending expertise to deliver customized credit solutions that fall outside secondary-market guidelines. The Loan Officer serves as both the primary originator and the credit underwriter for their portfolio loans, applying sound judgment, strong policy knowledge, and disciplined risk management. The role requires strong analytical capability, independent judgment, and effective collaboration with Operations, Secondary Market Lenders, and Commercial Lending staff to ensure smooth loan execution, credit alignment, and a consistent customer experience.

Requirements

  • Bachelor’s degree preferred, or equivalent combination of education and relevant experience.
  • Minimum 3–5 years of residential mortgage lending experience, with portfolio or non-QM underwriting strongly preferred.
  • Demonstrated experience in construction and renovation lending.
  • Active NMLS Mortgage Loan Originator license in good standing.
  • Strong understanding of residential mortgage products, portfolio lending structures, and underwriting principles.
  • Ability to analyze complex tax returns, business financials, and layered credit scenarios.
  • Proficiency with mortgage LOS systems and related banking technology.
  • Exceptional interpersonal, written, and verbal communication skills.
  • High attention to detail with strong organizational and time-management abilities.

Responsibilities

  • Serve as a trusted advisor by evaluating borrower needs and recommending appropriate portfolio mortgage products.
  • Conduct thorough financial interviews and collect complete, accurate loan applications and documentation.
  • Clearly explain loan terms, risks, structures, and the end-to-end process in a transparent and customer-friendly manner.
  • Identify scenarios that require portfolio solutions rather than secondary-market execution.
  • Use knowledge of both portfolio and secondary-market products to guide borrowers toward the option that best serves their long-term financial needs, referring to secondary market opportunities when appropriate.
  • Independently underwrite residential portfolio loans in accordance with Bank credit policy and risk appetite.
  • Analyze complex income, collateral, and credit scenarios, including self-employed borrowers, layered risk, and non-standard property types.
  • Structure custom credit solutions, including adjustable-rate, balloon, bridge, lot, and other portfolio-specific products.
  • Prepare and document credit decisions, including policy exceptions, with clear rationale and risk mitigation.
  • Maintain complete, auditable underwriting files consistent with regulatory and internal standards.
  • Serve as the Bank’s subject-matter expert for residential construction, renovation, and construction-to-permanent lending.
  • Review plans, specs, budgets, contractor credentials, and draw schedules for feasibility and risk.
  • Coordinate inspections, monitor project progress, and support draw management processes.
  • Provide ongoing guidance to customers, contractors, and internal teams throughout the construction lifecycle.
  • Manage a personal loan pipeline from application through closing, ensuring timely movement and proactive communication.
  • Build and maintain long-term relationships with customers, contractors, builders, and internal referral partners.
  • Collaborate with credit administration, loan operations, branch leadership, and other lending partners to resolve complex issues and support customer needs.
  • Provide portfolio-based credit solutions to support high-value customer relationships across the Bank.
  • Monitor assigned portfolio loans for payment performance; communicate with borrowers regarding delinquency and coordinate with the Collections Officer when escalation is required.
  • Serve as a subject-matter resource for construction lending, portfolio credit structures, and exception-based underwriting.
  • Participate in internal meetings, training, and cross-department initiatives supporting the Bank’s residential lending strategy.
  • Ensure full compliance with all applicable federal, state, and local regulations, including but not limited to fair lending laws, TRID, RESPA, HMDA, and Bank Secrecy Act (BSA) requirements.
  • Adhere strictly to Bank credit policy, underwriting standards, and internal controls.
  • Stay current on portfolio products, construction lending practices, market conditions, and regulatory changes.
  • Leverage technology and LOS tools to enhance accuracy, efficiency and customer experience.
  • Provide feedback to leadership on process improvements, product needs, and portfolio trends.
