GFT is looking for an MEP Building Assessor to join our team! The MEP Building Assessor conducts on-site condition assessments of mechanical, electrical, plumbing and fire protection systems for large Facility Condition Assessment portfolios. The assessments are visual only. This role evaluates the current condition, remaining useful life, and repair needs of existing facilities. This includes identifying deficiencies and documenting observed conditions. These findings are communicated through detailed field notes, supporting photographs and completion of data entry or reporting following fieldwork. The position supports an hourly, as-needed workforce model aligned to fluctuating project demands; work will not be scheduled at full-time capacity, and compensation will apply only to assigned work hours. MEP items to identify and visually assess: Mechanical: HVAC units, boilers, chillers, pumps, ductwork, ventilation, controls Electrical: switchgear, transformers, panels, breakers, lighting, generators, fire alarm Plumbing: water piping, valves, backflow preventers, water heaters, fixtures, sanitary and storm drainage Fire Protection: sprinklers, risers, fire pumps, standpipes, fire/smoke dampers The ideal candidate possesses experience performing facility condition assessments, property condition assessments, engineering evaluations, commissioning reviews, asset management surveys, or similar building system evaluations. Candidates must be capable of recognizing system deficiencies, identifying deferred maintenance, estimating remaining useful life, assessing operational condition, and supporting repair and replacement recommendations. Experience documenting findings using mobile field technology and standardized assessment methodologies is highly desirable. In the capacity, the successful candidate will be responsible for the following: Field assessment Visually assess MEP systems cited above. Identify deficiencies, performance issues, end-of-life indicators, and operational risks, and document findings clearly with detailed notes and photos. Coordinate with structural/architectural assessors to provide a complete building-level assessment narrative. Data capture, QA/QC, and reporting support Use of GFT-provided devices, GFT SharePoint, and standardized assessment application tools to collect, organize, upload, and manage field findings. Respond to Quality Review comments on your post-field data entry and submission to streamline final reporting. Travel & logistics Participate in travel rotations (typical Sunday–Friday field week) at a frequency of one to two times per month with remote reporting weeks in between; longer rotations may occur for remote locations. Maintain safe work practices and comply with all site requirements and installation protocols. Travel expenses will be covered including airfare, lodging, and meals/per diem per applicable rates/policy.
