About The Position

This role is responsible for maintaining and repairing various aspects of the community's facilities to ensure a safe and functional environment for residents. Key duties include performing scheduled and unscheduled maintenance on a wide range of equipment and systems, responding to resident maintenance requests, and ensuring compliance with relevant codes and regulations. The position also involves general maintenance projects, repairs to vacant rooms, and maintaining common areas.

Requirements

  • Experience in maintaining and repairing HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Proficiency in general maintenance projects, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
  • Ability to respond to resident maintenance requests and perform repairs in rooms.
  • Skill in repairing and maintaining vacated rooms, including painting and carpet cleaning.
  • Knowledge of maintaining common area aesthetics (walls, floor coverings, doors, woodwork).
  • Ability to communicate effectively with local authorities (fire marshal, building inspector, elevator inspector).
  • Competence in assessing and correcting plumbing and electrical problems.
  • Understanding of and ability to work within local and state codes.
  • Ability to document safety issues and physical plant deficiencies.
  • Familiarity with Safety Data Sheets (SDS) and necessary precautions.
  • Ability to assess property damage and file claims.
  • Willingness to respond to community emergencies and assist as needed.

Responsibilities

  • Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Performs general maintenance projects, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
  • Responds to maintenance requests from residents for repairs in their rooms, including plumbing, electrical, heating, and replacing light bulbs.
  • Repairs and maintains vacated rooms in a timely manner, including painting walls and cleaning carpets.
  • Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
  • Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and other governing jurisdictions.
  • Repairs walls, floor coverings, doors, and woodwork in the common areas of the community.
  • Assesses plumbing and electrical problems and determines the best course of action for correction.
  • Works within the legal scope of local and state codes, documents safety issues and physical plant deficiencies, and reviews safety data sheets (SDS).
  • Assesses property damage and files property damage claims according to company policy.
  • Responds appropriately to management and/or community emergencies by assisting as needed.
  • Performs other duties as assigned.
