About The Position

This role is responsible for maintaining and repairing various aspects of the community's facilities. Key duties include performing scheduled and unscheduled maintenance on systems such as HVAC, elevators, fire and sprinkler equipment, generators, and kitchen equipment. The position also involves general maintenance projects, including plumbing, electrical work, carpentry, painting, and equipment repair. Additionally, the Medication Tech responds to resident maintenance requests, repairs and prepares vacated rooms, and ensures the upkeep of common areas. This role requires maintaining positive communication with local authorities and inspectors, assessing and correcting plumbing and electrical issues, and adhering to legal codes and safety guidelines. The position also involves documenting safety issues, reviewing safety data sheets, assessing property damage, and responding to community emergencies.

Requirements

  • Experience in maintaining and repairing HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Proficiency in general maintenance projects, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
  • Ability to respond to resident maintenance requests and perform repairs in rooms.
  • Skill in repairing and maintaining vacated rooms, including painting and carpet cleaning.
  • Knowledge of maintaining walls, floor coverings, doors, and woodwork in common areas.
  • Ability to communicate effectively with local authorities and inspectors.
  • Capability to assess and resolve plumbing and electrical problems.
  • Understanding of and adherence to local and state codes.
  • Familiarity with safety data sheets (SDS) and necessary precautions.
  • Ability to assess property damage and follow company policy for claims.
  • Willingness to respond to management and community emergencies.
  • Ability to perform other duties as assigned.

Responsibilities

  • Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Performs general maintenance projects, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
  • Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
  • Repairs and maintains vacated rooms in a timely manner, including painting walls and cleaning carpets.
  • Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
  • Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
  • Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
  • Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
  • Works within the legal scope of local and state codes.
  • Documents safety issues as well as physical plant deficiencies related to local, county, state and federal guidelines.
  • Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
  • Assesses property damage and files property damage claims in accordance with company policy.
  • Responds appropriately to management and/or community emergencies by assisting as needed.
  • Performs other duties as assigned.
