About The Position

The Marketing Operations Manager develops and executes marketing and leasing strategies designed to maximize occupancy across the portfolio. This role leads leasing and marketing programs and systems, analyzes leasing, market, and performance data, and identifies opportunities to optimize performance and meet occupancy goals. This role establishes consistent, compliant, and efficient leasing practices across all properties while driving occupancy, traffic conversion, customer experience, and resident retention.

Requirements

  • Develop and optimize marketing and leasing strategies to achieve occupancy and retention goals.
  • Lead initiatives to maximize occupancy and conversion rates.
  • Manage centralized leasing operations across the portfolio to ensure consistent handling of leads, inquiries, and follow-ups. Monitor and report on key performance indicators.
  • Deliver training and coaching to support marketing, leasing, occupancy, and retention goals.
  • Develop and manage leasing intake workflows.
  • Conduct quality assurance reviews to maximize leasing conversion rates.
  • Develop and maintain leasing and marketing processes, policies, procedures, and resources.
  • Identify and recommend new strategies and software to improve performance.
  • Manage marketing projects and tactics to achieve business goals.
  • Conduct acquisition due diligence, assess markets, recommend marketing strategies, and onboard new properties.
  • Manage leasing and marketing programs, software, and systems and analyze data to maximize leasing velocity and occupancy.
  • Monitor advertisement effectiveness and identify strategies to meet ad source conversion rate goals and maximize return on ad spend.
  • Monitor the prospect experience from ad source to move-in and identify strategies to maximize conversion rates.
  • Monitor the resident experience and identify strategies to meet retention goals.
  • Develop design plans for models, clubhouses, and common area renovations as needed.
  • Conduct property marketing assessment inspections as needed.
  • Lead, coach, and develop team members; establish clear performance expectations and coaching plans.
  • Create training materials, job aids, and quality monitoring routines to ensure optimal team member performance.
