About The Position

This Marketing Manager role is ideal for someone who understands the unique intersection of real estate, leasing, and marketing. You'll lead marketing initiatives across a growing residential rental portfolio, helping drive occupancy, support new development launches, and strengthen brand visibility across both established and emerging markets. Smart, Savvy + Associates is partnering with Oneka Land Company in their search for a Marketing Manager. This is the company's first dedicated in-house marketing hire, creating a rare opportunity to shape the strategy, build the function, and establish the systems that will support ambitious growth plans in the years ahead. The role supports both Oneka's income-producing property portfolio and Aria, the company's growing development business. With significant lease-up activity on the horizon and a long-term goal of expanding assets under management, marketing is becoming an increasingly important part of the business strategy.

Requirements

  • 5+ years of marketing experience, including at least 3 years in real estate, multifamily housing, development, REITs, condo marketing, or a closely related industry
  • Experience supporting lease-up campaigns, development launches, or occupancy-driven marketing initiatives
  • Strong understanding of digital marketing, lead generation, and performance measurement
  • Ability to connect marketing investment to business outcomes, occupancy targets, and revenue growth
  • Experience managing agency partners, vendors, or cross-functional stakeholders
  • Strong project management skills and ability to manage multiple priorities
  • Excellent communication and presentation skills
  • A proactive, entrepreneurial mindset and comfort building processes from the ground up

Responsibilities

  • Lead lease-up and property marketing initiatives
  • Develop and execute marketing plans that support leasing targets across new developments and stabilized communities
  • Partner with operations and leasing teams to drive occupancy, lead generation, and resident engagement
  • Support project launches with marketing strategies tied to leasing milestones and business objectives
  • Conduct market and competitor research to inform pricing, positioning, and promotional strategies
  • Establish marketing processes, reporting frameworks, and campaign planning tools
  • Develop a marketing roadmap aligned with the development pipeline and business growth plans
  • Recommend and implement marketing technology, lead management, and reporting solutions
  • Manage marketing budgets and measure performance against business objectives
  • Oversee digital marketing programs across websites, search, social media, listing platforms, and paid advertising channels
  • Support website development, microsites, and digital campaigns for new and existing properties
  • Monitor campaign performance and optimize initiatives based on lead quality, conversion, and leasing results
  • Help grow brand awareness and visibility in both existing and emerging markets
  • Work closely with ownership, operations, leasing teams, and external vendors
  • Ensure consistent messaging and brand standards across all touchpoints
  • Support resident engagement and retention initiatives
  • Act as the primary marketing resource across the organization
