About The Position

The Market Intelligence Manager serves as the Company's internal expert on housing market dynamics, competitive positioning, consumer behavior, and economic trends. This senior individual-contributor role is responsible for the Company’s market intelligence function and for delivering decision-ready analysis to executive leadership. This role provides executive leadership with actionable insights that influence land acquisition, product strategy, pricing, marketing investments, and long-term strategic planning. Through rigorous market research, financial analysis, and sound business judgment, this individual helps guide critical investment decisions across the organization. The Market Intelligence Manager serves as a trusted advisor to the President, CEO, and senior leadership team by translating complex market data into clear business recommendations that support profitable growth and strengthen Neal Communities' competitive advantage.

Requirements

  • Bachelor’s degree in business, real estate, finance, economics, data analytics, or another quantitative field
  • 5-7 years of progressively responsible experience in market intelligence, market research, strategic planning, real estate analytics, land acquisition analysis, or financial underwriting.
  • Experience within residential homebuilding, residential development, commercial real estate, or real estate consulting strongly preferred.
  • High proficiency in data gathering, analysis, and presentation tools including Microsoft Excel, PowerPoint, Power BI, and AI-enbabled analytical tools, and other housing market databases such as Zonda and MetroStudy.
  • Experience supporting executive-level decision making preferred.

Responsibilities

  • Gather, analyze, and interpret housing market data, demographic trends, economic indicators, and competitive intelligence to identify opportunities and risks.
  • Evaluate housing demand, pricing trends, migration patterns, employment trends, and consumer preferences to identify attractive submarkets and future growth opportunities.
  • Monitor local, regional, and national economic conditions affecting residential real estate.
  • Conduct ongoing field research including competitive community visits, model home evaluations, pricing audits, and amenity comparisons.
  • Analyze changing homebuyer preferences, lifestyle trends, generational buying patterns, and consumer sentiment to identify emerging opportunities.
  • Evaluate competitor floor plans, elevations, included features, design offerings, incentive programs, and amenities to identify competitive advantages and market gaps.
  • Develop and maintain sophisticated financial underwriting models supporting land acquisitions and community investments.
  • Evaluate demographic, competitive, financial, and economic assumptions used in underwriting new land opportunities.
  • Perform sensitivity analyses and scenario modeling to identify investment risks and opportunities.
  • Validate underwriting assumptions through market research and independent analysis.
  • Partner closely with the CEO and Land Acquisition team to provide objective market intelligence supporting investment decisions.
  • Exercise sound business judgment when interpreting data and challenging assumptions that could materially impact investment performance.
  • Partner with Sales and Marketing leadership to develop pricing recommendations based on market conditions, competitive positioning, inventory levels, and sales velocity.
  • Recommend target customer segments and positioning strategies for existing and future communities.
  • Analyze marketing effectiveness and customer acquisition trends to improve return on marketing investment.
  • Identify opportunities for product differentiation based upon evolving consumer preferences and competitive intelligence.
  • Support strategic decisions regarding promotions, incentives, and inventory management.
  • Serve as a trusted advisor to the President and Executive Leadership team on market intelligence and competitive trends.
  • Provide executive leadership with concise, data-driven recommendations that support strategic decision making.
  • Translate complex analytical findings into clear business recommendations supported by sound judgment.
  • Balance quantitative analysis with qualitative observations to provide practical business insights.
  • Support annual strategic planning with market forecasts, economic outlooks, and competitive assessments.
  • Exercise discretion when handling confidential financial, strategic, land, customer, and competitive information.
  • Develop dashboards, executive reports, and market studies that communicate actionable insights.
  • Utilize Zonda, MetroStudy, MLS, Power BI, Excel, GIS tools, Census data, and other market intelligence resources.
  • Develop predictive models forecasting sales pace, pricing trends, and housing demand.
  • Maintain internal market intelligence databases while continuously improving reporting processes.
  • Ensure data integrity, consistency, and accuracy across reporting platforms.
  • Partner with Land Acquisition, Finance, Sales, Marketing, Operations, and Executive Leadership to ensure major business decisions are supported by objective market intelligence.
  • Serve as the analytical bridge between data and executive decision makers.
  • Foster collaboration across departments by providing timely, unbiased market insights.
