Market Intelligence Analyst

Neko Health•New York, NY

About The Position

Mission Neko is redefining prevention by making data-driven preventative care accessible before symptoms appear. The company combines proprietary technology with direct clinical care to provide personalized, actionable insights in a single, non-invasive visit lasting under an hour. The Market Intelligence Analyst will build the market intelligence behind Neko’s rapid clinic growth. Using GIS, data, and analytics, the role will help determine where to open clinics, why to open them, and how many a market can support. The work spans market sizing and member analytics through site, market, and portfolio performance. This is a build role: the analyst will create models and processes from scratch to determine what predicts successful appointment-based clinics, with the work established in the first year serving the broader portfolio. The analyst reports to the Head of US Real Estate and works closely with Transaction Managers, Real Estate Associates, and data analytics and engineering teams. Responsibilities include market sizing, site selection support, building the member data foundation, owning GIS definitions and scoring logic, developing repeatable scoring and forecasting models, evaluating clinic performance, supporting approval memos, redesigning team processes, applying AI to Real Estate workflows, and producing market packs and benchmarks.

Requirements

  • 3 to 6 years of experience in market analytics, site selection, location intelligence, data science, or strategy; ideally supporting multi-site physical expansion.
  • Hands-on GIS experience with GrowthFactor, Esri ArcGIS, Kalibrate, Buxton, SiteZeus, Placer, or a similar tool.
  • Understanding of catchment and scoring logic.
  • Strong market-sizing and quantitative skills, including penetration and capture modeling, regression or other predictive approaches, and scenario and sensitivity analysis.
  • Excel proficiency to a high standard.
  • Comfort working with census, consumer-spend, mobility, and first-party data, with an understanding of their limitations.
  • Financial literacy, including the ability to build a basic site pro forma, calculate payback and break-even, and connect demand forecasts to real-estate decisions.
  • Flexibility and willingness to revise or rebuild models as facts change, while staying organized as priorities shift.
  • Clear communication and intellectual honesty, including the ability to defend assumptions, identify likely sources of error, and communicate when data does not support a desired answer.

Nice To Haves

  • SQL or Python experience to support work with engineers.
  • Demonstrable use of AI to accelerate analytical work and interest in teaching others to do the same.
  • Exposure to healthcare or regulated markets, or to European or multi-region expansion.

Responsibilities

  • Size the addressable member base by market and trade area, estimate how many clinics a market can support, and recommend market-entry order.
  • Provide analysis supporting new-market and infill site selection, clinic sizing and spacing, and assessment of overlap and cannibalization as clinic density increases.
  • Work with data analytics and engineering teams to establish the member-data chain from collection through aggregation and analysis.
  • Define the ideal member profile, identify where those members live and work, and refine the profile as first-party data accumulates.
  • Own GIS catchment definitions, data layers, and scoring logic using GrowthFactor or another platform; document the logic independently of the tool and help evaluate and onboard future platforms.
  • Make the GIS tool usable by Transaction Managers.
  • Maintain repeatable, defensible site-scoring models and demand forecasts that can be rerun and scenario-tested without rebuilding.
  • Track and review clinic performance at portfolio, market, and site levels; compare forecast with actual results and distinguish site, market, and launch issues.
  • Identify underperformers early, document lessons from openings, and use them to update site-selection criteria, scoring weights, and sizing and spacing rules.
  • Coordinate Real Estate, Design, Construction, and Legal inputs for LOI and Lease Approval Memos, producing clear one-page recommendations for leadership.
  • Own, evaluate, document, version, and redesign team evaluation processes so others can run them.
  • Use Claude and custom agents to reduce manual work, identify broader AI opportunities across Real Estate, build reusable prompts, skills, and agents, train teammates, track time saved, and identify where human review is needed.
  • Produce market-entry recommendations, ranked pipeline views, and site-level briefs, supported by per-site cost and occupancy benchmarks by market.
