About The Position

The Managing Director, US REMS is responsible for new business generation in Dallas/Austin and for the performance of the REMS business unit in Dallas. This role includes overseeing the property operations of the Management team. The Managing Director plays a critical role in driving new business development, delivering consistent service excellence, strengthening client relationships, and improving operational performance.

Requirements

  • Bachelor's degree preferred.
  • Minimum of 10 years of experience in commercial real estate or property management, with progressive leadership responsibility.
  • Real Estate License
  • Advanced proficiency in Microsoft Word and Excel.
  • Excellent organizational and prioritization abilities.
  • Proven client service expertise with owners and tenants.
  • In‑depth understanding of lease agreements, leasing structures, and property.
  • Experience with preparing and understanding budgeting process, forecasting, and financial performance management.

Responsibilities

  • Demonstrating effective management, leadership, coaching and development of staff to achieve department and company objectives.
  • Works on conflict resolution with staff in a timely manner.
  • Strong knowledge of business unit goals and objectives
  • Ability to price business in accordance with Colliers guidelines, which may adjust annually.
  • Provide business line budget guidance for review and approval by senior management.
  • Developing and implementing new business strategies.
  • Strong financial acumen.
  • Review monthly financial packages for the business unit.
  • Oversee Director's handling of client A/R collections/legal proceedings.
  • Sell REMS platform within assigned Market to internal counterparts and external clients.
  • Understand the REMS platform and be able to transition new accounts.
  • Oversee Director in management of staff and operations.
  • Fostering a collaborative, accountable culture and address performance or conflict issues proactively and effectively.
  • To ensure staff execution aligns with REMS standards, policies, and service expectations.
  • Developing and executing strategic business development initiatives within the assigned market.
  • Leading the transition and onboarding of new accounts, ensuring a seamless client experience.
  • Maintaining a solid understanding of market conditions, competitive landscape, and client needs.
  • Promoting and selling the REMS platform to both internal partners and external clients.
  • Provide budget guidance and financial projections for review and approval by senior leadership.
  • Reviewing monthly financial statements and performance metrics for the business unit
  • Driving profitability and operational efficiency while maintaining service quality.
  • Demonstrate strong financial acumen, including pricing of new business in accordance with Colliers guidelines.
  • To ensure consistent delivery of high‑quality property management services across the portfolio.
  • Oversee property operations and ensure compliance with all applicable standards, including: Life safety and risk management, Client accounts receivable and collection, Legal proceedings and vendor contract management, Process, policy, and operational compliance.
  • Participation in special projects, reporting, and other initiatives as assigned by the President or REMS leadership team.
  • Works as a part of the Real Estate Management Services leadership team to develop and deliver departmental goals, objectives and systems.
  • Maintains regular contact and builds solid working relationships with Managing Directors and department leaders, Clients and their appointed staff, to ensure the highest level of customer service.
  • Reviews and controls all corporate property management operating income and expenditures for its respective market.
  • Prepares corporate annual operating and capital expenditure budgets for its respective market.
  • Reviews and approves property budgets to ensure accuracy and timely delivery to clients.
  • Reviews, updates and maintains budget due date and common area maintenance reconciliation reports.
  • Reviews and approves calculated operating expense pass-throughs and common area maintenance charges for its respective market.
  • Develops and implements new business development strategies.
  • Ensures superior client and tenant satisfaction and relations.
  • Works with executives to ensure financial stability of Colliers International as well as financial stability of properties in its respective market.
  • Compiles/writes monthly New Business reports which include tracking client pursuits, win/loss ratios, and financial underwriting of proposed assignments.
  • Continuously evaluates departmental processes to ensure maximum efficiencies and compliance with policies and internal controls to ensure consistency and quality of execution and performance.
  • Networks with peers of other asset and property management departments from other companies for benchmarking purposes.
  • Other duties, special projects, reports as assigned by President and other leaders of the Real Estate Management Services organization.
