About The Position

This role involves leading operational and tenancy matters for facilities within the Science Park and/or Innopark portfolio, which includes office buildings, commercial spaces, high-tech manufacturing and logistics centers, laboratories, commercial venues, R&D industrial buildings, and future developments. The position requires overseeing renovation and revamp programs, managing budgets and contracts, and driving community engagement and a commercial vibe. A key aspect of the role is integrating sustainability initiatives and leading the adoption of I&T robotics solutions to enhance operational efficiency and technological advancement. Strong customer relationship management with tenants and partners is essential, as is the ability to initiate and manage smart projects, handle emergency situations, and perform ad-hoc duties as assigned.

Requirements

• Degree holder preferably in Facilities and Property Management or any other related disciplines
• Minimum 8 years of relevant working experience, preferably in Tenancy Services, Customer Services, facilities or property management of sizable infrastructures including commercial, lab and/or manufacturing-based properties
• 6 years’ supervisory experience a plus
• Strong leadership with good interpersonal skills
• Able to work under pressure and tight schedules
• High proficiency in both written and verbal English and Chinese, including Cantonese and Putonghua
• Proficient writing skills is highly preferred

Nice To Haves

• Holder of professional qualification (e.g. MCIH, MHKIH, etc.) or eligible to hold the Property Management Practitioner (Tier 1) Licence is preferred
• Higher education or professional qualifications with less experience will also be considered
• Experience in Smart FM operating systems and Prop Tech solutions is an added advantage
• Experience in handling march-in and march-out of tenancy units for new building and large-scale revamp is preferable

Responsibilities

• Act as site-in-charge for all operational and tenancy matters to ensure the highest standards of service, safety, crisis management, and compliance with statutory requirements and codes of practices.
• Oversee facilities within the Science Park and/or Innopark portfolio, including office buildings, commercial spaces, high-tech manufacturing and logistics centers, laboratories, commercial venues, R&D industrial buildings, and future developments.
• Coordinate renovation and revamp programs, collaborating with stakeholders, project teams, technical teams, and service providers.
• Drive and implement initial community programs to foster engagement and collaboration among tenants, startups, and stakeholders, while cultivating a commercial vibe that balances innovation with business vitality.
• Manage annual operating budgets, monitor monthly income and expenditure, coordinate tendering and contracts, and oversee the performance of contractors, suppliers, and service providers.
• Integrate sustainability initiatives into daily operations and long-term planning, including energy efficiency, waste reduction, and green building practices.
• Lead the adoption of I&T robotics solutions (e.g., cleaning, security, delivery, or inspection robots) to upgrade the portfolio’s operational efficiency and technological edge.
• Build and maintain strong customer relationships with tenants and partners, proactively addressing needs, resolving issues, and enhancing satisfaction and retention.
• Initiate and manage property smart/technology projects and vibrant campaigns.
• Address sensitive events and community concerns, and adjust operations flexibly.
• Handle emergency tasks and non-office hour operations when necessary.
• Perform any other duties as assigned by supervisors or management.
