Manager - Capital Investments
About The Position
The Manager of Asset Management oversees portfolio capital investments in multiple markets, including capital budgeting and project completion, capital spend reports, capital expenditure system development and internal and external investment opportunity underwriting. The role involves reviewing performance analysis, reporting on key operational performance indicators, analyzing market information, completing and reviewing detailed pro-forma models for capital allocation and investment opportunities, and analyzing capital investment decisions and their impact on value. The position also requires updating financial projections to reflect actual property performance.
Requirements
- Bachelor’s degree in Finance, Real Estate, or a related field, or the equivalent combination of education and experience.
- 5+ years of experience in the real estate industry.
- Previous track record of successfully investing in and managing real estate assets.
- Proficiency in discounted cash flow modeling and financial real estate projections.
- Strong underwriting, financial analysis and negotiation skills.
- Exceptional knowledge of Microsoft Excel and other relevant software programs.
- Proficiency with standard financial conventions (e.g., net present values, internal rates of return, capitalization rates, etc.)
- Strong financial acumen, including problem-solving and critical thinking.
- Ability to present complex technical information to technical and non-technical audiences.
- Ability to manage multiple projects simultaneously and prioritize based on company needs.
- Ability to work effectively under pressure, meet deadlines and drive projects to completion.
- Valid driver’s license, good driving record and current auto insurance.
- Willingness and ability to travel.
