About The Position

The Make Ready prepares vacant apartment units for re-leasing by completing unit turns efficiently and on time while meeting established quality standards. The role performs repairs and improvements before resident move-in, maintains supplies and equipment, helps maintain property curb appeal, and follows applicable safety and risk-management requirements. A flexible schedule may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed to meet business needs. The position is based on site, primarily indoors, with some outdoor work and possible exposure to confined spaces, heights, and potentially hazardous areas.

Requirements

• High school diploma or equivalent.
• At least one year of experience in maintenance or a related field is preferred.
• General knowledge of skilled trades, including construction or installation, repair and maintenance, drywall, basic carpentry, and make-ready work.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.
• A flexible schedule, including weekdays, nights, and weekends as needed.
• Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
• Ability to push or pull items, reach overhead, bend, stoop, or kneel as required.
• Manual dexterity and ability to grasp tools.
• Ability to see to perform inspections and read computer screens, and to hear and understand verbal communications in person and over the phone or computer.
• Ability to occasionally lift or carry items weighing up to 25 pounds.
• Ability to operate a computer, keyboard, mouse, and other office equipment.

Nice To Haves

• HVAC experience is a plus but not required.
• A valid driver’s license is preferred; candidates without a license will be provided a liability waiver.

Responsibilities

• Follow the make-ready checklist to complete necessary repairs and improvements to apartment homes before resident move-in, as directed by a supervisor or manager.
• Inspect and repair sheetrock; caulk and seal windows, sink areas, toilets, bathtubs, and showers; and perform touch-up painting.
• Maintain an inventory of supplies and equipment needed for make-ready tasks.
• Control expenses by repairing parts rather than replacing them when appropriate and avoiding waste of supplies.
• Assist with property curb appeal by picking up trash, pressure-washing, performing general cleaning, and painting as needed.
• Comply with safety and risk-management policies, participate in safety meetings and OSHA training, follow other applicable safety requirements, and promptly and accurately report accidents and incidents.
• Provide customer service by treating residents and others with respect and completing assigned work efficiently and with urgency.
• Perform other duties as assigned.
