About The Position
Texas Inter-Faith Management/40i, a nonprofit affiliated with The Inter-Faith Group, is seeking a full-time Make-Ready Tech/Grounds Keeper for Brompton Square Apartments in Houston, Texas. The role involves apartment turnover preparation, building and equipment maintenance, repairs, grounds care, and prompt handling of service requests. The schedule is Monday through Friday, eight hours per shift, with weekend availability, on-call work, and possible overtime.
Requirements
- Prior experience as an apartment maintenance technician or in a similar role.
- Experience with plumbing, electrical repair, painting, appliance repair, and drywall.
- Ability to work independently and take initiative.
- Valid driver's license, insurance, and car registration if driving for business purposes.
- Ability to be on-call and arrive at the property on short notice when needed.
- High school diploma, GED, or equivalent work experience.
Nice To Haves
- HVAC certification is preferred.
- Relevant experience and HVAC knowledge are preferred.
- Experience in landscaping, painting, apartment turnover maintenance, and HVAC/EPA knowledge.
Responsibilities
- Repair and perform daily maintenance on buildings and mechanical equipment.
- Coordinate preventive maintenance by completing daily work orders and preparing plans.
- Prepare vacant units for new tenants in a timely manner.
- Replace plumbing fixtures and perform electrical repairs and light-fixture replacements.
- Repair sheetrock and perform interior painting.
- Maintain HVAC systems and equipment.
- Perform carpentry repairs, including cabinet and door repairs.
- Troubleshoot work orders and maintain and clean grounds and common areas.
- Monitor and inspect building systems, including fire, electrical, security, and elevator systems.
- Report unsafe areas to Lead Maintenance.
- Maintain a workplace that follows OSHA and other safety standards.
- Store flammable and hazardous materials safely and securely.
- Assist with preventive maintenance of building interiors and exteriors, including pools, fitness equipment, HVAC systems, and lighting.
- Respond to service requests within 24 hours and ensure they are completed correctly and on time.
- Maintain an appropriate inventory of tools and supplies.
- Ensure the building, grounds, and amenities meet company standards for cleanliness, appearance, safety, and functionality.
- Perform additional duties as assigned.
