About The Position

The Make Ready is responsible for efficiently and promptly preparing vacant apartment units for re-leasing while meeting established quality standards. The role completes unit turns and necessary repairs and improvements before residents move in, follows safety and risk-management requirements, and provides respectful, efficient customer service. The position is based on site, primarily indoors, with some outdoor work and possible exposure to confined spaces, heights, and potentially hazardous areas. A flexible schedule is required, including weekdays, nights, and weekends as needed.

Requirements

• High school diploma or equivalent.
• General knowledge of skilled trades, including construction and installation, repair and maintenance, drywall, basic carpentry, and make-ready work.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.
• Ability to meet the physical requirements of the role, including walking, standing, climbing stairs or ladders, accessing different areas of the property, and occasionally lifting or carrying up to 25 pounds.
• Ability to operate a computer, keyboard, mouse, and other office equipment.

Nice To Haves

• At least 1 year of experience in maintenance or a related field.
• HVAC experience.
• Valid driver’s license.

Responsibilities

• Follow the make-ready checklist to complete necessary repairs and improvements to apartment homes before resident move-in, as directed by a supervisor or manager.
• Inspect sheetrock and make repairs; caulk and seal windows, sink areas, toilets, bathtubs, and showers; and perform touch-up painting.
• Maintain an inventory of supplies and equipment needed for make-ready tasks.
• Reduce expenses by repairing rather than replacing parts and avoiding wasteful use of supplies.
• Assist with property curb appeal by picking up trash, pressure-washing, performing general cleaning, and painting as needed.
• Comply with safety and risk-management policies, participate in safety meetings and OSHA training, follow applicable safety requirements, and promptly and accurately report accidents and incidents.
• Provide a high level of customer service by treating residents and others with respect and completing assigned work efficiently and urgently.
• Perform other duties as assigned.
