About The Position

Sandalwood Management is seeking a Make Ready Technician to assist with general maintenance and upkeep of Four Winds Apartments in Corpus Christi, Texas. The technician supports the maintenance and on-site team in keeping the property up to company standards by preparing vacant units for move-ins, maintaining the grounds, and completing resident service requests. This is a fast-paced role requiring attention to detail, hard work, and a high level of customer service.

Requirements

• At least 1 year of experience in multifamily properties, with a proven track record of success.
• Ability to work on call.
• Valid driver’s license.
• Ability to work in a fast-paced environment while maintaining a high level of customer service.
• Successfully pass a pre-employment background check and drug test.

• Takeover or lease-up experience.

Responsibilities

• Prepare vacant units to company standards for move-ins or to be ready to lease.
• Perform make-ready duties, including removing trash, replacing or treating carpets, repairing or replacing flooring, painting and touch-ups, changing light fixtures and bulbs, checking outlets and light switches, and servicing appliances.
• Assist with rekeying locks and with plumbing and electrical repairs, appliance repairs, and replacing or fixing toilets.
• Thoroughly clean units after completing make-ready duties.
• Observe unit conditions and note damage or unusual circumstances, such as undeclared pets, illegal activities, or unauthorized occupants.
• Regularly inspect and tour the property to maintain the community’s appearance.
• Immediately report concerns or hazardous conditions and report other needed repairs or maintenance to the Maintenance Supervisor or Community Manager.
• Gather and remove litter, trash, and other items that do not belong on the property.
• Work with the maintenance team, contractors, vendors, and other affiliates to prepare units and grounds.
• Acquire and maintain thorough knowledge of the buildings, grounds, swimming pools, and other areas as required.
