About The Position

This Maintenance Worker II role performs skilled maintenance, repairs, preventive maintenance, and light remodeling across multiple trades, including carpentry, plumbing, electrical, HVAC, and general building systems. The technician works independently on minor repairs and supports journeyman staff on complex projects, assists with remodeling and construction tasks, and coordinates with vendors as needed. This is a designated essential position, requiring availability during normal business hours and emergencies to support critical operations.

Requirements

  • Completion of 10th grade required.
  • 3 years Apprentice level experience in a trade and/or general building maintenance experience required.
  • Exerts up to 100 pounds of force occasionally and/or up to 50 pounds frequently and/or up to 20 pounds constantly to move objects.
  • Must permanently reside and work in the State of Texas.

Responsibilities

  • Performs skilled maintenance, preventative maintenance (PM), repairs, and remodeling tasks independently.
  • Removes and replaces ceiling tiles and floor tiles.
  • Performs water cleanup, including the use of a wet vacuum.
  • Moves and relocates furniture.
  • Performs light carpentry work.
  • Removes, repairs, and installs sheetrock.
  • Performs maintenance on plumbing fixtures and associated piping.
  • Performs maintenance on electrical equipment, various lights, and light fixtures.
  • Performs painting.
  • Removes and installs water and air filters, fan belts, and electrical fuses.
  • Performs door maintenance, including replacing doorstops, hinges, and other door hardware.
  • Replaces baseboards and cove base.
  • Assists journeyman level personnel, team leaders, and technicians with major repairs in various trades (electrical, plumbing, HVAC, and others).
  • Performs troubleshooting, removal, repair, and installation of related equipment.
  • Performs preventative maintenance tasks on water features, domestic water systems, storm and sewage drains, sump pumps, and associated piping, boilers, exhaust fans, pumps, steam generators, medical air compressors, control air compressors, control air driers, vacuum pumps, and lighting systems.
  • Assists Carpenters on remodeling/construction assignments, which may involve demolishing walls, installing sheetrock, ceiling tiles, baseboards, door stops, wall units, and assembling/dismantling lab benches, bookshelves, and partitions.
  • Communicates task and project information directly with vendors, project managers, and other customers via face-to-face, telephone, or email.
  • Oversees vendor projects and verifies and reports the installation and completion status of projects to team leader or supervisor.
  • Enters, receives, and completes assigned work orders using the computerized maintenance manager system (CMMS) through personal computer (PC) and smartphone applications.
  • Performs assigned tasks following university/departmental policies/procedures, safety precautions, and trade codes.
  • Carries a university communication device as assigned and responds to calls during normal business hours.
  • Reports to their designated work site during their appointed work schedules, even when the institution has been officially declared to be on restricted access or closed due to adverse conditions, as this is a designated essential position.
  • Performs other duties as assigned.
