Are you a hands-on problem solver who takes pride in keeping a property looking and running its best? Positive Investments, Inc. is looking for a Maintenance Technician to manage the physical integrity and day-to-day maintenance operations of our assigned properties.
This isn't just a desk job-you will be the "boots on the ground" ensuring our residents have a safe, functional, and beautiful place to call home. From technical repairs to vendor management, you will play a critical role in the success of our community.

Requirements

• At least 2 years of property management or building maintenance experience.
• Proficiency in carpentry, electrical, appliance, and plumbing repairs.
• Ability to interact courteously with residents, vendors, and team members
• Punctual and willing to be "on-call" for after-hour or weekend emergencies
• Comfort with physical labor, including climbing, reaching, and the ability to lift/move over 100 pounds
• Comfort using Microsoft Office and a quick learner of proprietary software like Yardi.

Responsibilities

• Coordinate and execute work orders, property turns, and ongoing maintenance projects.
• Diagnose and repair issues involving HVAC, electrical systems, plumbing, carpentry, drywall, and appliances.
• Conduct move-in/move-out inspections and daily checks of common areas (pools, fitness centers, grounds) to ensure safety and cleanliness.
• Manage apartment "turns" within 1–7 days and respond to resident maintenance concerns professionally and promptly.
• Follow established preventative maintenance programs, including moisture management and safety inspections.
• Use Yardi to enter and close work orders, manage documentation, and generate operational reports.
