About The Position

Pivotal, a leader in affordable housing development and operations, is seeking a part-time Maintenance Technician for its Harrison Lofts property in Muscatine, IA. This role is crucial for maintaining the physical integrity of the community, ensuring a safe and comfortable living environment for residents. The technician will be responsible for routine maintenance, groundskeeping, and responding to resident work orders and emergencies. Pivotal utilizes technology, including a mobile app for work orders, and provides a stipend for smartphone use. Requirements

• 1+ years of related experience
• Reliable transportation and valid driver’s license
• Commitment to regular attendance (may include weekend and OT hours)
• Ability to be “on-call” for emergencies
• Ability to receive, manage, and close work orders by using smartphone applications

Nice To Haves

• HVAC training and certification preferred

Responsibilities

• Provide outstanding customer service to all current and future residents
• Complete resident work orders on a timely basis (24 to 48-hour expectation)
• Broad knowledge of general maintenance: HVAC, plumbing, electrical, and carpentry
• Assist with court-ordered “set-outs” when necessary
• Perform unit turnover between residents per company standards (3-5 days)
• Maintain grounds and curb appeal
• Able to prioritize and handle multiple tasks
• Be responsive to on-call emergencies
• Daily pickup of grounds
• Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff
• Ensure residents are taken care of in the event of an emergency
• Receive work orders on our Maintenance Mobile app
• Process through work orders using a smartphone
