About The Position

This position performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality. The technician completes resident service requests and preventive maintenance, prepares vacant apartments for leasing and move-ins, manages maintenance supplies and documentation, and helps maintain property grounds and shared spaces. The role also supports safety and expense-control programs and may inspect contractor work and assist with property inspections. The position requires working indoors and outdoors in all weather conditions, with a flexible schedule that includes on-call availability during evenings, weekends, and holidays. Occasional travel may be required to assist other properties or attend training and business meetings. The hourly pay range is $23–$26. The role may be eligible for bonus programs and benefits offered to full-time employees.

Requirements

EPA Type I and II or Universal certification for refrigerant recycling applies to Certified Service Technicians.
Certifications required by state and local jurisdictions.
A valid driver’s license to operate a golf cart on the property if applicable.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Ability to work a flexible schedule, including taking on-call shifts during evenings, weekends, and holidays.
May be required to travel to other properties, training classes, or business meetings.

Responsibilities

Complete resident-requested work orders and preventive maintenance by diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-ins by completing pre-move-out inspections, creating maintenance punch lists, scheduling vendors as needed, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused supplies and equipment to designated locations, and notify the maintenance supervisor when items need to be reordered.
Complete service-request documentation and other paperwork accurately and promptly.
Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
Attend routine safety meetings, complete required OSHA and other safety training, and promptly and accurately report accidents and incidents.
Periodically inspect work performed by contractors, vendors, and other service providers to verify quality, scope, and specifications.
Assist with routine and periodic property inspections to identify safety and risk concerns, maintain the property in good repair, and communicate physical needs to management.
