About The Position

The Maintenance Technician is responsible for general maintenance and maintaining the cleanliness of interior and exterior common areas at a mid-rise property. The role includes custodial work, groundskeeping, landscaping, make-ready support, basic pool maintenance, responding to emergency assignments, completing work orders, and addressing repairs to preserve the community’s appearance and structural integrity. The technician follows company, regulatory, OSHA, safety, and environmental requirements, reports supply needs, and keeps the shop organized.

This is an on-site role with outdoor work and exposure to the elements. Work may also take place in confined spaces, at heights, and in potentially hazardous areas. A flexible schedule is required, including weekdays, nights, and weekends as needed to meet business needs.

Requirements

• At least 1 year of experience in maintenance or a related field is preferred.
• General knowledge of skilled trades, including construction or installation, repair, maintenance, drywall, basic carpentry, and make-ready work.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.
• Ability to meet the physical requirements of the role, including walking, standing, climbing stairs or ladders, accessing various property areas, and occasionally lifting or carrying up to 50 pounds; heavier items may be lifted with assistance or equipment.
• Ability to operate maintenance tools and equipment such as power washers, trimmers, blowers, and floor scrubbers, and to use a computer and office equipment.
• Ability to work a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as business needs require.

Nice To Haves

Responsibilities

• Perform custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work such as picking up trash, cleaning dumpster areas and trash rooms and chutes, blowing parking areas and sidewalks, removing debris, and power washing.
• Clean breezeways, including removing cobwebs and bugs from lights, mopping floors, power washing, and wiping doors and handrails.
• Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
• Assist with make-ready preparation, including removing trash from vacant apartments before make-ready work.
• Safely operate equipment including power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
• Assist with pool maintenance, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
• Respond promptly to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24–48 hours and update records in the computer system.
• Address pending tasks and set clear completion expectations.
• Perform repairs to maintain the community’s aesthetics and structural integrity, promptly addressing damage.
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety and environmental laws.
• Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
