About The Position

Aeon is seeking a skilled Maintenance Technician to join the team at Mary Hall, an 88-unit permanent supportive housing community located in historic Downtown St. Paul, providing housing for veterans experiencing homelessness, individuals prioritized through homelessness response systems, and others in need of affordable housing. This full-time, Monday–Friday position has no on-call responsibilities, offering a predictable schedule while providing meaningful work that helps ensure residents have safe, well-maintained homes. As the Maintenance Technician, you'll play an essential role in supporting residents by ensuring their homes and shared spaces are safe, functional, and well maintained. Through responsive repairs, preventative maintenance, apartment turnovers, and daily property upkeep, you'll help create an environment where residents can thrive and feel proud to call their community home. Working closely with the Property Manager, Building Technician, vendors, and other team members, you'll perform a wide range of maintenance and repair tasks while contributing to the overall appearance, safety, and operation of the property. Requirements

  • Experience with apartment, multifamily, or similar building maintenance.
  • Working knowledge of common maintenance areas, including plumbing, electrical, appliances, HVAC, and general repairs.
  • Strong troubleshooting and problem-solving skills.
  • Ability to work independently and effectively prioritize maintenance requests, preventative maintenance, and safety needs.
  • Ability to communicate professionally and build positive relationships with residents, coworkers, vendors, and contractors.
  • Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.

  • Must own basic maintenance tools.
  • Ability to stand, walk, reach, climb, bend and kneel for extended periods of time.
  • Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
  • Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
  • Ability to reach above and below the shoulders.
  • Ability to use hands and fingers to grasp, twist and pull.
  • Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
  • Ability to quickly respond to sights and sounds that may pose a threat to persons or property.
  • Candidates must currently hold or be able to obtain the following certification within the first six months of employment with Aeon: Special Boiler's License.

Responsibilities

  • Complete maintenance service requests in a timely, professional, and resident-focused manner.
  • Diagnose, troubleshoot, and repair a wide variety of building systems and apartment components, including: Plumbing fixtures and systems, Electrical fixtures and minor electrical repairs, Appliances, Air handlers and general HVAC equipment, Locks, keys, and door hardware, Interior finishes, including drywall, flooring, trim, and paint touch-ups, Doors, cabinets, light fixtures, window coverings, and other building components.
  • Perform routine preventative maintenance to extend the life of building systems and equipment while helping reduce unexpected repairs.
  • Identify maintenance concerns before they become larger issues and recommend appropriate corrective action.
  • Maintain accurate records of completed work orders, inspections, and preventative maintenance activities.
  • Prepare vacant apartments for new residents by completing repairs, cleaning-related maintenance tasks, and quality inspections.
  • Ensure apartment homes meet Aeon's standards for safety, functionality, and appearance prior to move-in.
  • Coordinate with the Property Manager, Building Technician, and vendors to complete apartment turns on schedule.
  • Help maintain the safety, appearance, and condition of common areas, grounds, building systems, and other areas of the property.
  • Complete trash removal, debris cleanup, and seasonal work, including light snow removal and salting or sanding walkways, as needed.
  • Support property inspections, vendor access, and other maintenance needs throughout the property.
  • Keep the maintenance shop, tools, equipment, and supplies organized, safe, and in good working condition.
  • Provide courteous, respectful, and professional service when interacting with residents, visitors, contractors, and coworkers.
  • Build positive relationships with residents by responding to maintenance requests professionally, respectfully, and with a focus on excellent customer service.
  • Communicate maintenance updates and collaborate with the Property Manager to prioritize work that supports resident safety and operational needs.
  • Follow all company safety policies, procedures, and applicable regulations while maintaining a safe work environment.
  • Assist with special projects and other duties as assigned to support the successful operation of the community.
