About The Position

The Maintenance Technician is responsible for keeping the property in a neat, clean, and well-maintained condition. This role involves daily exterior and interior inspections, potential cross-utilization of Groundkeeper duties, and troubleshooting minor failures in air conditioning and heating units, as well as minor electrical and plumbing problems. The technician is also responsible for bringing units up to market-ready condition, maintaining laundry rooms, and performing pool maintenance if applicable. Customer service is a key aspect, ensuring resident satisfaction and being available for on-call emergencies. The position requires a high level of mental alertness, the ability to perform tasks involving cognitive function and judgment, and the capacity to respond promptly and safely to operating conditions and emergencies.

Requirements

  • High school diploma or GED required.
  • One year maintenance experience in residential property experience.
  • Frequent standing and walking, as well as occasional sitting.
  • Ability to lift, push, pull, and carry up to 110 pounds.
  • Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.
  • If job includes or may include driving for company business: Driver must have a valid driver’s license and acceptable motor vehicle record with company insurance carrier.
  • Driver must have reliable means of transportation.
  • Driver must have the ability to be insurable at standard rates for driving.
  • Driver must provide proof of personal auto liability insurance when using vehicles for company business.
  • Candidates will be required to successfully complete a background investigation, drug screen, and a physical demand analysis; when applicable.

Nice To Haves

  • Pool certification preferred.
  • HVAC certification preferred.
  • Boiler certification if appropriate.

Responsibilities

  • Keep the property in a neat, clean, and well-maintained condition.
  • Perform daily exterior and interior inspections of the community.
  • Troubleshoot, diagnose, and correct minor failures to air conditioning and heating units.
  • Repair minor electrical and plumbing problems.
  • Bring units up to market-ready condition in accordance with company standards.
  • Maintain laundry rooms to company guidelines.
  • Complete daily chemical inspections, maintenance, and cleaning of the pool to meet city codes and company standards (if applicable).
  • Ensure the property meets and exceeds company standards for resident satisfaction.
  • Be available for on-call emergencies (i.e., snow removal) per Community Manager's request.
  • Perform other duties as needed.
