About The Position

The Maintenance Technician is responsible for general maintenance and keeping the property's interior and exterior common areas clean. The role is based on site and involves outdoor work with exposure to the elements, and may require working in confined spaces, at heights, and in potentially hazardous areas. A flexible schedule is required, including weekdays, nights, and weekends as needed to meet business needs. The position is also associated with the titles Service Technician, Apartment Maintenance, Make Ready, and Make Ready Technician.

Requirements

• Must be able to walk, stand, climb stairs or ladders, and access various areas of the property.
• May be required to push or pull items, reach overhead, bend, stoop, or kneel.
• Must have sufficient hand and finger dexterity to grasp tools.
• Must be able to see to identify plants, weeds, and pests and read computer screens.
• Must be able to hear and understand verbal communications in person and over the phone or computer, and detect sounds indicating potential issues, such as machinery noises or alarms.
• May occasionally need to lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance or equipment.
• Must be able to operate maintenance tools such as power washers, trimmers, blowers, and floor scrubbers, as well as a computer, keyboard, mouse, and other office equipment.
• A flexible schedule is required, including weekdays, nights, and weekends as needed.
• A valid driver's license is preferred; candidates without one may be provided a liability waiver, as applicable.
• Employment is contingent upon successful completion of a background check as required by applicable local and federal law.

Responsibilities

• Perform regular custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work as directed by the Maintenance Manager and/or Community Manager, such as picking up trash, cleaning dumpster areas and trash rooms or chutes, blowing parking areas and sidewalks, removing debris, and power washing.
• Clean breezeways by removing cobwebs and bugs in lights, mopping floors, power washing, and wiping down doors and handrails.
• Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
• Assist with preparing make-ready units, including removing trash from vacant apartments before make-ready.
• Safely operate power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
• Assist with pool maintenance, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
• Respond promptly to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, address pending tasks, and set clear completion expectations.
• Perform repairs to maintain the community's appearance and structural integrity, promptly addressing damage.
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety and environmental laws.
• Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
