About The Position

Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles service requests for repairs and improvements of occupied and vacant apartments to a market-ready status. Works as a team member along with the service staff to ensure the community meets the quality maintenance standards set forth by TISHCO Properties LLC. Must be able to provide your own tools in order to complete the below responsibilities. Other duties may be assigned in the future and every employee is expected to perform any reasonable task or request that is consistent with fulfilling company objectives.

Requirements

  • High school diploma or equivalent.
  • A valid driver's license and automobile insurance is required.
  • One to five years general hands-on maintenance experience.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively with residents and co-workers.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram format.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools (various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.).
  • Knowledgeable and skilled in the safe use and maintenance of user-moved aids (wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, and double ladders).
  • Knowledgeable and skilled in the safe use and maintenance of large motor-powered tools (motors, pumps, compressors, pressure washers, augers, blowers, lawn mowers, weed trimmers, lawn edgers, and chainsaws).
  • Must be able to spend up to 100% of time on feet.
  • Must be able to spend up to 100% of time bending/stooping/squatting, climbing stairs, pushing and pulling, reaching above shoulder, climbing ladders, grasping/gripping/turning, and demonstrating finger dexterity.
  • Specific vision abilities required include close vision, distance vision, depth perception, and ability to adjust focus.
  • Be able to lift 25 pounds and under on a consistent basis (66% to 100% of the time).
  • Be able to lift up to 75 pounds on a frequent basis (33% to 66% of the time).
  • Be able to lift over 75-150 pounds on an occasional need (1% to 33% of the time).
  • Be able to lift over 150 pounds on a rare need (less than 10% of the time).

Nice To Haves

  • HVAC certification is strongly preferred.

Responsibilities

  • Prepare or assist in preparing all vacant apartments to a market-ready condition, which may include painting walls, carpentry/drywall repair, steam cleaning rugs, installing or repairing locks, installing, repairing or replacing electrical fixtures or equipment, cleaning apartments, and removing abandoned furniture, trash, and boxes.
  • Perform routine preventative maintenance to ensure machines run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate.
  • Respond to resident service requests and concerns in a timely manner through work orders from the rental office.
  • Be on call during evenings and weekends to respond to any resident maintenance emergencies.
  • Perform on-call emergency service as requested.
  • Order or purchase supplies, materials, or equipment.
  • Monitor and/or control maintenance inventory and/or supplies.
  • Move or lift heavy objects.
  • Install or repair doors, wood floors, window frames, window coverings, trim, or stairs.
  • Use building materials for routine building maintenance.
  • Fix sinks, showers, and toilets using basic plumbing techniques.
  • Maintain repair records.
  • Complete work orders within a 24-hour period or leave a note or door card for the resident advising of any delay.
  • Perform pool maintenance, including operating within local Health Department guidelines, keeping the pool clean and free of debris, maintaining clear water, using the appropriate amount of chemicals, and keeping the immediate area around the pool clean.
  • Report any maintenance concerns for repairs on vacant units, clubhouse, and/or common areas to the Maintenance Supervisor or Resident Manager.
  • Maintain open communication with the Resident Manager and/or Maintenance Supervisor.
  • Meet all report deadlines set forth by upper Management.
  • Be honest and ethical in all financial matters, in reports to supervisors and other management personnel, and in relationships with residents.
  • Represent the company in a professional manner both on and off the property.
  • Perform landscape maintenance, which may include mowing communal lawn areas, keeping grounds and common areas free of trash and debris, cleaning and raking shrub areas, shoveling mud or dirt when necessary, using a blower to keep sidewalks and walking areas clean, using a pressure washer to clean common areas, and shoveling sidewalks and walking areas of snow during winter months.
  • Attend and participate in training seminars as requested by Management.
  • Assist other staff members as needed.
  • Deliver various communications to residents as needed.
  • Attend and assist in setting up resident functions and activities.
  • May be required to drive a motorized vehicle on and off property for company business.
