About The Position

The Maintenance Technician is responsible for maintaining all apartment units and completing scheduled repairs and other work associated with property maintenance needs. The role schedules and completes apartment turns, assists in directing assigned maintenance staff, and completes work orders using the purchase order system while considering budgets. The technician also prepares for and participates in regulated inspections and helps maintain the property's curb appeal.

Requirements

• HVAC certification is required.
• Bilingual English/Spanish communication skills are required.

Responsibilities

• Respond to maintenance requests as quickly as possible and meet the stated 24-hour turnaround time for work orders.
• Conduct periodic inspections of all units, buildings, and common areas.
• Check lights and replace bulbs as needed, including in carports, and ensure adequate lighting in hallways, parking areas, and grounds.
• Check physical security by ensuring storage areas and other entrances are locked.
• Prepare vacant apartments for occupancy, including painting where required.
• Schedule and complete apartment turns and assist in directing assigned maintenance staff.
• Complete work orders using the purchase order system while taking budgets into consideration.
• Prepare for and participate in regulated inspections.
• Help ensure curb appeal for the property.
• Work weekends and share a rotating on-call schedule.
