About The Position

Van Metre is hiring a Maintenance Technician for Woodland Park Apartments in Herndon, Virginia. Under the direction of the Property Manager and Service Manager, this role handles general maintenance and repairs in apartments and buildings, maintains curb appeal and apartment quality, responds to resident service requests, and follows safety policies. The position also participates in after-hours emergency requests and helps ensure property staff coverage 24 hours a day, 7 days a week. Weekend work is required. The technician is expected to maintain a professional and courteous manner with residents, visitors, contractors, and coworkers; follow oral and written instructions; and maintain effective, cooperative working relationships. Compensation is $23.00–$28.00 per hour, commensurate with experience, education, training, and skills. The role also offers annual bonus potential of up to $5,000, paid quarterly, and renewal and leasing commissions.

Requirements

1–2 years of maintenance experience or valid training.
Strong understanding of appliance, electrical, and plumbing repair.
Basic knowledge of HVAC and electrical circuitry.
Current knowledge of OSHA, building, and safety standards.
Provide basic tools and be knowledgeable and skilled in their safe use and maintenance.
Valid driver's license.
Maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.
Ability to effectively complete the listed tasks, follow oral and written instructions, and maintain effective and cooperative working relationships.
Weekend work is required.

Nice To Haves

Universal EPA certification is preferred.

Responsibilities

Assist the Service Manager with directing and overseeing maintenance of the community.
Schedule and perform preventative maintenance, inspections, and janitorial services.
Perform general repairs to property grounds, apartments, and building exteriors.
Assist with maintaining storage areas and maintenance materials.
Perform turnover work on vacant units as defined by Van Metre.
Walk the property daily to uphold curb appeal and monitor safety issues.
Notify the Service Manager and Property Manager of safety or liability concerns and preventative maintenance needs.
Maintain knowledge of property-specific problems.
Maintain accurate records of completed tasks.
Manage inventory and storage areas, and purchase adequate maintenance materials for service requests and apartment turns.
Clean up work areas and perform safety-related duties.
Wear a back support belt when lifting more than 25 pounds or performing repetitive bending and stooping, and use safety equipment such as goggles, masks, and gloves as tasks dictate.
Monitor and complete resident service requests in a timely fashion.
Ensure excellent customer service.
Participate in after-hours emergency requests and help ensure property staff coverage 24 hours a day, 7 days a week.
