About The Position

This position performs technical and mechanical work to ensure the buildings, grounds, amenities, and common areas at Solis Buffaloe meet the company’s standards for cleanliness, appearance, safety, and functionality. The property is a 322-unit garden-style community in lease-up in Raleigh, North Carolina. The schedule is Monday through Friday, plus a rotating on-call schedule. The technician completes resident-requested work orders and preventative maintenance, prepares vacant apartments for leasing and move-ins, manages maintenance materials and inventory, documents service requests, and helps maintain grounds and common areas. The role also supports expense control, safety compliance, contractor quality checks, and property inspections. Evening, weekend, and holiday on-call availability is required.

Requirements

EPA Type I and II or Universal certification for refrigerant recycling, applicable to Certified Service Technicians.
All certifications required by state and local jurisdictions, applicable to all Service Technicians.
Valid driver’s license to operate a golf cart on the property when applicable.
Ability to work a flexible schedule that includes evening, weekend, and holiday on-call shifts.
Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.

Responsibilities

Complete assigned resident service requests and preventative maintenance by diagnosing issues and making repairs in accordance with company policies, procedures, safety standards, and applicable codes.
Prepare vacant apartments for leasing and move-ins by completing pre-move-out inspections, creating maintenance punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track materials and supplies used, return unused items to their designated locations, and notify the maintenance supervisor when reordering is needed.
Complete service-request documentation and other paperwork accurately and promptly.
Help maintain grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts when possible, using supplies responsibly, and using tools and equipment correctly.
Attend and participate in routine safety meetings, complete required safety training, and report accidents and incidents promptly and accurately.
Periodically inspect contractors’ and vendors’ work to verify that materials and services meet required quality standards, scope, and specifications.
Assist with routine and periodic property inspections, identify safety and repair concerns, and communicate the property’s physical needs to management.
