About The Position

The Maintenance Technician will keep the property clean and free of debris and complete repairs on a regular basis. This role involves utilizing experience in mechanical and electrical maintenance and construction for multi-family and commercial property. Responsibilities include plumbing maintenance and troubleshooting, electrical wiring, lighting fixture installation, drywall and texturing installation and repair, HVAC troubleshooting and repair, unit zone valve, transformer, and thermostat maintenance, hot water and steam boiler troubleshooting and maintenance, and appliance installation, maintenance, repair, and troubleshooting. The technician will also process work orders, coordinate with property managers and staff for timely completion of maintenance requests and unit turns, plan materials efficiently, coordinate maintenance staff or vendors, ensure vacant apartments are made ready within 7 days, coordinate with cleaning and painting contractors, leave units cleaner than found, communicate with residents about repair timelines, complete pre-moveout inspections, and update/close out work orders in the PM software.

Requirements

  • Superior organization and communication skills.
  • Ability to provide courteous and professional service to residents, property managers, and supervisors, vendors and other service providers.
  • Must be honest in time reporting.
  • Reliable and on-time to work.
  • HVAC experience a must.
  • Valid driver's license may be required.

Nice To Haves

  • Multi-family property management experience is preferred.
  • At least one year of experience preferred.

Responsibilities

  • Keep the property clean and free of debris.
  • Complete repairs on a regular basis.
  • Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial property.
  • Perform plumbing maintenance and troubleshooting, including sweating copper pipe.
  • Perform electrical wiring, outlet, and switch maintenance.
  • Install lighting fixtures.
  • Perform drywall and texturing installation and repair.
  • Troubleshoot and repair heating, cooling, and ventilation systems.
  • Maintain unit zone valves, transformers, and thermostats.
  • Troubleshoot and maintain hot water and steam boilers.
  • Install, maintain, repair, and troubleshoot appliances.
  • Complete any additional tasks as assigned by Community Manager, Regional Manager, Vice President or Maintenance Supervisor.
  • Process work orders.
  • Work with property manager and staff to efficiently, timely and cost-effectively complete maintenance work orders and apartment unit turns.
  • Perform efficient materials planning and completion of maintenance unit turns to target one visit completion.
  • Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with resident a suitable option.
  • Ensure that vacant apartments are “made ready” within 7 days of vacancy.
  • Coordinate with cleaning and painting contractors as approved by Management Company.
  • Leave the occupied and un-occupied units cleaner than when you arrived.
  • Communicate with residents when repairs or maintenance will take longer than expected.
  • Complete pre-moveout inspections to minimize turn times and complete unit turns timely.
  • Update/close out work orders in the PM software with notes.
