Requirements

  • 3-4 years in a similar role
  • Aptitude for general maintenance, carpentry, and plumbing
  • Ability to quickly and efficiently troubleshoot maintenance problems and recommend and implement solutions.
  • Knowledge of budgeting.
  • Exceptional customer service.
  • Ability to perform assigned duties with minimal supervision.
  • Strong supervisory skills.
  • Strong multitasking and organizational skills, with a proven ability to plan, organize, and prioritize work.
  • Strong attention to detail with a high level of quality.
  • Proficient computer skills including Microsoft Office
  • Criminal Records Check Completion
  • Valid Drivers License

Responsibilities

  • Conduct all regular day-to-day maintenance and repair of equipment within the complex, including suites, common areas, and mechanical areas. Effectively troubleshoot minor maintenance issues that may arise.
  • Ensure plumbing, electrical, and mechanical systems are maintained in proper condition.
  • Working with the HVAC Technician, ensure regular preventative maintenance of building systems and controls. Conduct daily checks of the complex and report any issues to the HVAC Technician.
  • Maintain positive resident relations by scheduling maintenance operations appropriately.
  • Ensure all areas are cleaned thoroughly once job is completed.
  • Assist with snow and ice removal as required.
  • Conduct turnover repairs and painting as required.
  • Track and maintain all tools to ensure stock levels remain adequate.
  • Order and pickup maintenance and shop supplies as required, with assistance from the Property Administrator.
  • Ensure proper occupational health and safety codes are followed at all times.
  • Respond to and troubleshoot all alarm situations.
  • Ensure annual inspections and required reports are completed on time, and resulting required work is carried out.
  • Maintain an active membership on the Joint Occupational Health and Safety Committee.
  • Professionally liaise with contracts and sub-trades, scheduling contract work as required and ensuring work is completed to Southwest standards.
  • Ensure the interior and exterior of all public areas are painted as required, are in a good state of repair, and are kept clean.
  • Ensure any trades or contractors entering the complex are given appropriate instruction prior to work completion, and follow up to ensure all work is completed.
  • Ensure all amenities are maintained (e.g., pool and hot tub).
  • Ensure the full completion of all work orders and painting lists.
  • Recommend cost savings initiatives.
  • Ensure proper completion and distribution of turnover forms and work orders, tracking in Yardi daily.
