About The Position

As a Maintenance Technician (Local 808 union) you will play a vital role in ensuring our buildings and grounds are safe, functional, and inviting. You’ll perform a variety of maintenance tasks, from plumbing and electrical repairs to HVAC and carpentry work, all while upholding our high standards for quality and safety. Located just west of Times Square, Manhattan Plaza is a unique community housing 1,689 units, where 70% of our residents are performing artists. It's a home for creativity and culture, surrounded by the vibrancy of New York's arts scene. In addition to housing, we have 14 commercial tenants and three businesses, fostering a dynamic environment where life and art converge. Requirements

Must be willing to join Local 808 union
2+ years of experience in general maintenance or related field.
Basic knowledge of HVAC, plumbing, electrical, and carpentry systems.
Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands.
Must be able to participate in the emergency on-call rotation as needed.

Responsibilities

Complete service requests in a timely manner and interact with residents to ensure their needs are met.
Prepare vacant units to occupancy standards within established time frames.
Inspect property mechanical systems and grounds, addressing safety issues immediately with management.
Conduct advanced routine maintenance tasks, including plumbing, electrical, and carpentry repairs.
Perform cleaning and upkeep of common areas and grounds.
Train and mentor junior maintenance staff as needed.
Inspect property and address maintenance concerns proactively.
Assist in emergency repairs as directed by supervisors and rotate on-call for emergency maintenance.
Maintain an inventory of maintenance supplies and report any shortages.
Other duties as assigned.
