About The Position

The Maintenance Technician is responsible for performing skilled and general maintenance work to ensure the apartment community is safe, attractive, and fully functional. This role supports the Maintenance Supervisor by handling daily service requests, preventative maintenance tasks, and unit turns while providing excellent service to residents. The Maintenance Technician plays a vital role in sustaining Bonner Carrington’s high standards of quality, safety, and resident satisfaction.

Requirements

  • High school diploma or equivalent required; technical certifications or trade school preferred.
  • 1–3 years of experience in apartment, facilities, or building maintenance preferred.
  • Basic knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair.
  • EPA Section 608 HVAC Certification preferred; must be willing to obtain if not currently certified.
  • Ability to safely operate tools, equipment, and machinery.
  • Strong customer service skills and ability to work effectively in a team environment.
  • Flexibility to work evenings, weekends, and participate in on-call rotation.

Nice To Haves

  • Technical certifications or trade school preferred.
  • EPA Section 608 HVAC Certification preferred; must be willing to obtain if not currently certified.

Responsibilities

  • Respond promptly to resident service requests and complete work orders efficiently and professionally.
  • Perform general repairs including plumbing, electrical, HVAC, appliance maintenance, carpentry, painting, and other basic building systems.
  • Assist with make-ready of vacant apartments, ensuring units meet Bonner Carrington standards before new residents move in.
  • Support upkeep of common areas, amenities, and exterior property features.
  • Conduct routine inspections and preventative maintenance as assigned by the Maintenance Supervisor.
  • Participate in scheduled maintenance programs such as alarm battery replacements, HVAC filter changes, and seasonal property checks.
  • Identify and report potential hazards, safety issues, or major repair needs to the Maintenance Supervisor.
  • Follow all OSHA, EPA, Fair Housing, and company safety guidelines.
  • Maintain safe work practices and ensure tools, equipment, and work areas are kept in proper condition.
  • Support compliance with property inspections, risk assessments, and incident reporting requirements.
  • Work collaboratively with the Maintenance Supervisor and team to ensure timely completion of tasks.
  • Communicate professionally with residents, provide updates on service requests and ensuring satisfaction with completed work.
  • Participate in on-call rotation for after-hours emergency maintenance.
