As a Maintenance Technician II, you will be responsible for maintaining guestrooms, public spaces, and back-of-house areas in good repair, ensuring an attractive and well-maintained property with a primary focus on guest relations and problem resolution. This role involves a variety of skills including painting, stucco, texturing, drywall, staining, and ceiling repairs. You will interact with guests for problem resolution, perform basic appliance troubleshooting and repair, and handle intermediate skills in drywall, painting/staining, and wall vinyl repairs. The position also requires troubleshooting plumbing fixtures, drain cleaning, filter changes, and maintaining guestroom and public space equipment. You will also be responsible for replacing caulk, tile/grout, door repairs (including locking mechanisms and hinges), inspecting rooms for pest intrusion, replacing cosmetic appliance components, light bulbs, and ballasts, repairing closet/drapery tracks, staining furniture, and repairing nicks and gouges. Additionally, you will replace remote control batteries, unclog toilets and sinks, execute planned scheduled preventative maintenance, replace faulty plumbing components, and maintain the accurate functioning of all equipment and tools. A clear line of communication with engineering leadership is essential, and you will assist other maintenance staff on special projects. Responding to guest requests to ensure client satisfaction, pitching in to help coworkers, and being an outstanding teammate are key. Detailed record keeping in English is required for logs and inspection sheets. In addition to maintenance duties, you will perform periodic and random inspections of the building and grounds, protecting property from theft, embezzlement, vandalism, fire, and accidents. You will maintain inspection reports and records, advise management of deficiencies, and investigate all security incidents, accidents, suspicious activities, safety, and fire hazards, preparing a complete report. You will provide assistance to team members, guests, and owners within department and company guidelines, offer outstanding guest/owner service, answer inquiries, direct traffic, provide directions, and solve general problems. You will also carry out reasonable requests or special projects by the security manager or manager on duty.
