About The Position

JCMLiving is seeking a dependable, hard-working, and experienced Maintenance Technician / Plumber to join their property management team. This position is responsible for maintaining the plumbing systems throughout apartment communities while also performing general maintenance to ensure properties remain safe, attractive, and fully operational. The ideal candidate has strong residential plumbing experience along with working knowledge of electrical, HVAC, drywall, flooring, appliances, carpentry, and general building maintenance. Requirements

  • 3+ years of residential or multifamily plumbing experience preferred.
  • Experience performing plumbing repairs in apartment communities, condominiums, hotels, or residential properties is highly preferred.
  • Strong knowledge of residential plumbing systems, water distribution, drainage, venting systems, fixture installation, and sewer maintenance.
  • Experience diagnosing plumbing problems and completing repairs independently.
  • Ability to read work orders and complete maintenance requests efficiently.
  • Working knowledge of HVAC, electrical, drywall, carpentry, appliances, and general maintenance.
  • Ability to lift heavy equipment, appliances, and plumbing materials.
  • Valid driver's license with a clean driving record.
  • Excellent customer service skills with the ability to communicate professionally with residents.
  • Ability to prioritize emergency maintenance requests while managing daily work orders.
  • Ability to work independently and as part of a maintenance team.
  • Must be available for emergency after-hours calls and rotating on-call responsibilities.

Responsibilities

  • Diagnose and repair plumbing issues in occupied and vacant apartment homes.
  • Install, repair, and replace faucets, toilets, sinks, garbage disposals, shower valves, bathtubs, and plumbing fixtures.
  • Repair and replace water supply lines, shut-off valves, drain lines, P-traps, and angle stops.
  • Clear clogged drains, sinks, tubs, showers, floor drains, and sewer lines using hand tools and drain cleaning equipment.
  • Troubleshoot and repair water leaks, drain leaks, and sewer line issues to minimize property damage.
  • Perform repairs and preventative maintenance on domestic water distribution systems.
  • Install and replace water heaters and troubleshoot water heater performance issues.
  • Repair and replace sump pumps, sewage ejector pumps, and associated plumbing components when required.
  • Inspect plumbing systems to identify potential problems before failures occur.
  • Respond quickly to plumbing emergencies, including burst pipes, sewer backups, flooding, and water leaks.
  • Perform plumbing work during apartment turnovers to prepare units for new residents.
  • Replace plumbing fixtures and components to company standards while ensuring compliance with applicable plumbing codes.
  • Coordinate with outside plumbing contractors on large-scale repairs or capital improvement projects when necessary.
  • Maintain accurate records of plumbing repairs, materials used, and completed work orders.
  • Complete maintenance service requests throughout the apartment community.
  • Perform appliance installation and repair.
  • Perform drywall, flooring, tile, painting, and carpentry repairs.
  • Complete basic HVAC troubleshooting and repairs.
  • Perform light electrical repairs, including switches, outlets, lighting fixtures, and ceiling fans.
  • Assist with grounds maintenance, snow removal, landscaping, and common area upkeep.
  • Perform preventative maintenance throughout the property under the direction of the Maintenance Supervisor.
  • Work collaboratively with contractors, vendors, and maintenance team members.
  • Participate in an after-hours emergency on-call rotation.
  • Safely operate company vehicles, including golf carts, utility vehicles, quads, and trucks.
  • Safely operate plumbing equipment, power tools, and general maintenance equipment.
  • Follow all OSHA and company safety procedures while performing maintenance duties.
