About The Position

Woodruff Property Management Company is seeking a skilled and reliable Maintenance Technician II to assist with property maintenance operations. The role includes plumbing, painting, drywall repair, preparing vacant apartments for move-in, and responding to resident service requests. The technician also supports overflow maintenance needs and assists with property upkeep as required. Work may take place at multiple WPMC properties as needed, and the position participates in assigned on-call duty for after-hours and weekend emergencies.

Requirements

• 1–3 years of maintenance experience in an apartment community or related field.
• Strong mechanical aptitude and problem-solving skills.
• Knowledge of plumbing, heating, air conditioning, construction, and electrical systems.
• Ability to operate hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps.
• Strong organizational skills and attention to detail.
• Ability to work independently and in a team environment.
• Flexible schedule, including availability for weekends, holidays, and emergency after-hours calls.
• Dependability and a strong work ethic.
• Reliable transportation to support property needs.
• Must pass a criminal background check and drug screening.
• Valid driver’s license with a clear Motor Vehicle Record.

Responsibilities

• Prepare vacant apartments for move-in, including repairs, painting, and cleaning.
• Perform plumbing, painting, drywall repairs, and general maintenance tasks.
• Remove trash and debris from apartments before, during, and after the make-ready process.
• Respond to assigned resident maintenance requests and service calls.
• Identify and report maintenance or liability hazards encountered during daily tasks.
• Perform preventive maintenance on equipment and apartment units.
• Communicate work progress clearly to on-site staff and property managers.
• Assist with additional property needs, including groundskeeping, trash pickup, pool maintenance, and housekeeping.
• Participate in assigned on-call duty for after-hours and weekend emergencies.
• Work at multiple WPMC properties as needed.
