About The Position

The Maintenance Technician assists the Maintenance Superintendent with the daily upkeep of the building and grounds and performs duties assigned by the superintendent. The role covers apartments, common areas, parking lots, equipment, vehicles, and buildings. Work takes place in apartments, common areas, and throughout the property, with frequent direct interaction with residents and staff. The employee may also be asked to perform other job-related duties, subject to applicable state and federal laws.

Requirements

High school diploma.
Previous property maintenance experience, including plumbing, electrical, HVAC, and carpentry.
Ability to work well with others.
Good communication skills.
Ability to multitask.
Ability to regularly use hands to manipulate tools, controls, and equipment; frequently stand, reach, climb, balance, and stoop; and lift and move supplies and equipment weighing up to 75 pounds.

Responsibilities

Perform maintenance and repairs in apartments, common areas, and parking lots, including routine service calls, turnover cleaning, painting, and snow removal.
Implement the Preventative Maintenance Schedule.
Conduct frequent inspections and prepare reports on property conditions, cleanliness, and maintenance operations.
Maintain equipment, vehicles, and buildings.
Provide on-call coverage for emergency calls.
Prepare apartments during turnover.
Complete resident service requests.
Inspect parking lots for oil spills, unauthorized vehicles, and dumpster-area conditions.
Report building damage, vandalism, unusual circumstances or conditions, and related incidents in writing to the Community Leader.
Monitor site lighting and report problems.
Respond to lockouts, noise problems, and disturbances.
Maintain required records.
